Commission-Based Leasing Agent Position Overview
Lease SEMO is seeking a motivated, outgoing, and self-driven Leasing Agent to assist prospective tenants through the rental process, from initial inquiry to application submission. This is a commission-based position ideal for individuals who enjoy sales, customer service, and real estate-related work.
As a Leasing Agent, you will be responsible for responding to inquiries, qualifying prospects, conducting property showings, following up with leads, and converting qualified prospects into completed rental applications.
Responsibilities Lead Management
- Respond to inquiries received through phone, text, email, Facebook, website forms, AppFolio, Zillow, Apartments.com, and other advertising platforms.
- Enter and maintain accurate lead records in AppFolio.
- Collect and verify prospect information, including:
- Name
- Phone Number
- Email Address
- Desired Property
- Move-In Date
- Pet Information
- Maintain accurate records of all prospect interactions.
Prospect Qualification
- Discuss rental rates, deposits, lease terms, utility responsibilities, and community policies.
- Review basic qualification requirements with prospective tenants.
- Gather information regarding:
- Employment status
- Household income
- Number of occupants
- Pets
- Rental history
- Determine whether prospects meet minimum rental qualifications.
Property Showings
- Schedule and confirm property tours.
- Provide property addresses, showing instructions, and contact information.
- Conduct professional property showings.
- Highlight property features, amenities, and community benefits.
- Answer questions and address concerns professionally.
- Create a positive experience for all prospective residents.
Application Coordination
- Provide application links and application instructions.
- Explain required documentation and screening procedures.
- Educate applicants regarding approval timelines and holding deposit policies.
- Verify application completeness prior to processing.
Follow-Up Communication
- Follow up with prospects after showings.
- Maintain consistent communication to increase application conversion rates.
- Document all communications and interactions within AppFolio.
- Provide excellent customer service throughout the leasing process.
