SUMMARY
The Senior Director of Asset Management is responsible for maximizing the long-term value, financial performance, and strategic positioning of the company’s real estate portfolio. This role requires a finance-driven leader who approaches each asset as an investment—evaluating performance through the lens of return, risk, and long-term value creation. The Senior Director will lead portfolio strategy, capital planning, and performance optimization while ensuring alignment between underwriting assumptions, market realities, and operational execution.
INVESTMENT MINDSET EXPECTATION
- Challenge underwriting assumptions and operating strategies
- Influence key investment decisions across the portfolio
- Identify risks and opportunities before they materialize in financial performance
- Ensure each asset is managed as an investment, not just an operation
RESPONSIBILITIES (Including but not limited to)
- Own investment performance, including cash flow, valuation, and long-term returns
- Develop and execute asset-level and portfolio strategies to maximize value
- Evaluate hold, sell, refinance, and reposition strategies
- Lead financial analysis, including forecasting, IRR modeling, and scenario planning
- Oversee capital planning and ensure disciplined allocation of resources
- Drive NOI growth through strategic revenue and expense initiatives
- Identify underperforming assets and lead turnaround strategies
- Oversee lease-up performance with a focus on speed to stabilization and capital preservation
- Lead and develop Asset Management team, including Regional Asset Managers
Align Asset Management with Property Management, Development, Construction, and Finance - Champion data-driven decision making and performance reporting
- Collaborate with lenders, equity partners, and internal leadership teams
- Create high-impact, executive-level presentations that clearly communicate asset performance, risks, and strategic recommendations to influence leadership decision-making
- Partner closely with Accounting and Reporting teams to ensure systems, reporting structures, and data outputs effectively support asset management needs and enable informed decision-making
QUALIFICATIONS
- Bachelor’s degree in Finance, Real Estate, Business, or related field
- 8–12 years in real estate asset management, investment management, or private equity real estate
- Strong background in finance, underwriting, and portfolio strategy
- Proven track record of driving asset value and investment returns
- Advanced financial modeling and analytical skills
- Experience with lease-up and stabilized assets
- LIHTC / affordable housing experience preferred
- Exceptional communication skills with the ability to influence senior leadership
- Strong collaboration skills across cross-functional teams including accounting, reporting, and operations

WORK CONDITIONS
You are required to work in enclosed office spaces in a climate-controlled environment. Noise levels will be moderate due to office equipment, foot traffic, telephones, and meetings. This position requires travel as needed to support portfolio oversight and site visits.
PHYSICAL DEMANDS:
To successfully perform the essential functions of this role, employees must be able to engage in routine physical activities, including standing, walking, climbing, stooping, squatting, and using their hands for typing and handling materials.
Employees must be capable of lifting or moving items up to 10 pounds and possess adequate visual abilities, including close and distance vision, color and peripheral vision, depth perception, and the ability to adjust focus. Occasional travel may be required.
