Leasing Specialist

Location: Brighton & Quincy, MA

Employment Type: Full-Time

Portfolio: 300–500 residential units, including existing and upcoming new-construction properties

Reports to: Executive Management

Position Summary

We are seeking a motivated and experienced Leasing Specialist to support leasing activities across our residential portfolio and upcoming new-construction properties. The successful candidate will be responsible for generating and following up on leads, conducting property tours, guiding prospective residents through the application and leasing process, and helping drive occupancy and lease-up results.

This is a hands-on position for someone with strong customer service, sales, organization, and follow-up skills who can effectively manage multiple priorities and work closely with Property Management team.

Key Responsibilities

Leasing & Prospect Management

·       Respond promptly to prospective resident inquiries and follow up on leads.

·       Conduct property tours and apartment showings.

·       Manage prospects from initial inquiry through application, approval, lease signing, and move-in.

·       Maintain accurate prospect, applicant, and leasing records.

·       Monitor vacancies, upcoming availability, leasing activity, and conversion metrics.

·       Coordinate with Property Management to ensure apartments are ready for marketing and move-in.

·       Assist with lease renewals and resident retention efforts.

Lease-Up & New Construction

·       Support leasing and pre-leasing activities for upcoming residential developments.

·       Assist with lease-up plans, occupancy goals, and leasing timelines.

·       Monitor local rental market conditions, competing properties, pricing, and concessions.

·       Track lease-up performance and provide feedback on market response and leasing activity.

·       Assist with coordinating leasing activities before and after new property openings.

Reporting & Coordination

·       Provide regular updates regarding leads, tours, applications, signed leases, vacancies, and occupancy.

·       Track leasing activity and key performance indicators.

·       Identify opportunities to improve leasing processes, prospect follow-up, and overall leasing efficiency.

Qualifications

·       2–5 years of experience in residential leasing, property management, or multifamily housing.

·       Experience with Yardi Voyager and/or Yardi RentCafe CRM preferred.

·       Strong understanding of the residential leasing process, from prospect inquiry through move-in.

·       Strong sales, customer service, communication, organization, and follow-up skills.

·       Ability to manage multiple properties, prospects, and priorities simultaneously.

·       Ability to analyze leasing activity and make practical recommendations.

·       Proficiency in Microsoft Office, particularly Excel.

·       Valid driver’s license and reliable transportation; ability to travel between Brighton and Quincy properties as needed.
