Job Summary
Primary responsibility of the Estimator is to successfully take off all items covered in the appropriate scope/specs as well as to generate detailed and complete proposals under the direction of the Vice President of Pre-Construction.
Duties & Responsibilities
- Perform thorough and accurate take off of all items, including but not limited to materials and hardware.
- Use estimating software to produce takeoff when necessary, and to communicate inclusions/exclusions to LB staff and the General Contractor.
- Perform material takeoffs.
- Determine scope of work and where scope vague generate questions to qualify scope.
- Determine installation schemes to establish crew size and durations.
- Evaluate all contract documents including; all bid drawings, specifications, general conditions, and if necessary the project site.
- Obtain and qualify pricing from vendors to complete assigned scope of work.
- Participate in bid opportunity risk assessment.
- Participate in pre-construction phase of projects to help sell and finalize project budgeting which includes; development of alternatives, constructability evaluations and value engineering.
- Prepare complete, well organized and detailed estimate including job specific excludes and review with the Vice President of Pre- Construction.
- Prepare complete and detailed bid packages for projects being handed off to production.
- Prepare RFI’s
- Prepare detailed budgets.
- Quantify number of hours needed to complete scope of work.
- Communicate with general contractors and clients to determine exact needs and scope of work.
- Review all contract documents including all bid drawings, specifications, general conditions and if necessary, the project site.
- Collaborate with Estimating team.
- Update rate, material cost, labor and construction equipment databases to keep them current.
- Successfully communicate with outside parties regarding projects (GC, Engineers and Vendors).
- Develop and maintain business relationships.
- Mentor Entry Level Estimators on staff.
- Stay up to date with industry trends, construction methods, and material costs.
- Perform other duties as assigned.
Financial Responsibilities
- Develop accurate cost proposals.

- Ability to perform full take-off and generate accurate budget sheet.
- Ability to successfully complete a handoff meeting of a project bid from start to finish.
- Ability to provide alternative/breakouts for projects as needed.
- Ability to work with other members of the Estimating team to prepare complete scope packages for clients.
- Ability to multi-task in a deadline-oriented environment while maintaining accuracy and thoroughness.
- At time of award, ability to effectively present project as a whole to the production team including highlighting all aspects of the projects scope and logistics.
- Ability to interpret and analyze blueprints, drawings and specifications.
- Advance knowledge of plan reading and ability to locate scope not clearly noted.
- Excellent communication (oral/written) skills.
- Excellent analytical skills and attention to detail.
- Possess professional and service minded demeanor with excellent oral and written communication skills needed to effectively interact with subcontractors, owners, reps, architects, during the pre-construction phase of projects.
- Must be able to be self-directed, requiring minimal supervision and be well organized.
Knowledge
- Strong knowledge of construction terminology.
- Strong knowledge of construction principles.
- Strong knowledge of constructions codes and standards.
- Strong knowledge of construction estimating software.
Education and/or Experience
- High school diploma (or equivalent) required.
- A degree or diploma in mathematics, construction management, architecture/engineering, or a related field is preferred.
- Candidates with relevant certifications or vocational training will also be considered.
- 2-5 years’ Experience in Preconstruction or Estimating.
- Experience with Adobe preferred.
- Experience with Microsoft programs (Word, Excel, Outlook, etc.).
