- Maintain neat physical appearance, including a clean, orderly, and complete uniform.
- Maintain a professional and courteous attitude with community residents, limiting communications during working hours to matters relative to service order requests.
- Respond promptly to and provide all necessary services in connection with emergencies and calls for service.
- Communicate hazards or unsafe conditions for public, residents and fellow employees to supervisor.
- Inform supervisor of any residents or guests responsible for damage done to community structures, grounds or apartment interior.
- Accepts tasks assigned temporarily, or as a permanent addition to responsibilities.
- Promote Fair Housing and Equal Housing Opportunity standards.
- Lead a team of maintenance technicians
- Complete service order requests timely and accurately, as assigned.
- Monitor maintenance supply inventory and inform supervisor of items requiring ordering.
- Service and maintain community equipment, thereby allowing continued, uninterrupted use.
- Perform preventative maintenance on plumbing, electrical, heating, air-conditioning, and ventilation systems.
- Complete inspection forms, i.e., documenting boiler readings, water heater temperatures, and routing service performed on systems.
- Accompany Lead Maintenance, when requested, on inspections of public areas, apartments during turnover process, smoke detector checks, and any other inspection requested by Owner, Director of Property Management, Manager, etc.
- Assist and/or supervise companies contracted to perform specific duties at community.
- Where designated by Manager, Director of Property Management, or Lead Maintenance, supervise performance of other members of Maintenance staff and any individuals temporarily assigned to the Maintenance department.
- Depending on community needs, participate in, and remain available for, 24-hour emergency maintenance service, as scheduled.
- Assist, as needed, during community emergency situations.
- Attend seminars, classes or staff meetings for policy updates, reviews or instructions for equipment use and compliance with existing or changing government regulations.
- Lift dead weight in excess of 40 pounds (air handlers, HVAC units, appliances, etc.).
- Operating powered equipment where manual pushing, pulling, or steering of equipment is required.
- Operating powered equipment where manual lifting and transporting of apparatus is required (auger, refrigerant recovery, etc.).
- Using powered tools requiring stability during operation and which may cause abnormal vibration to the body of the operator.
- Using non-powered tools requiring stooping, bending, reaching, or swinging tool above shoulders.
- Using non-powered equipment where manual pushing, pulling, or steering of equipment is required.
- Climbing ladders to reach heights as needed (change bulbs or fixtures, roof inspections, repairs to items in ceilings, clean gutters, etc.).
- Stooping, bending or crawling to gain access to confined areas, to effect repairs (crawl spaces, plumbing access panels, sink base cabinets, etc.).
- Driving community equipment.
