Residential Property Accountant

Primary responsibility:
Larken Associates is seeking a Residential Property Accountant to be a vital member of the accounting team while maintaining the General Ledger accounts and business transactions for an assigned portfolio of residential properties.
Primary activities:
- Maintain financial records for a portfolio of properties.
- Accounts Receivable:
- Work side by side with on-site team to obtain lease compliance documentation from tenants, and other areas as deemed needed.
- Communicate with tenants and on-site teams to resolve payment discrepancies or inquiries.
- Calculate and generate tenant renewal documents.
- Ensure timely collection of payments and coordinate legal filings with outside counsel, as necessary.
- Complete final accounting and send final disposition letter and supporting documents at move out.
- Accounts Payable:
- Review vendor invoices for accuracy (vendor ID, invoice #, dollar amount, accounting period, property and account codes) and approve for payment
- Process vendor invoices for payment based on due date and available cash flow
- Manage vendor relationships and resolve payment issues.
- Review and approve submeter billing for portfolio, as necessary.
- Reconcile tenant security accounts monthly
- Perform the month-end close-includes complex bank reconciliations, account reconciliation, recording journal entries, and analysis of variances compared to budget/prior year.
- Prepare year-end financials and support schedules for tax preparation.
- Answer accounting and financial questions by researching and interpreting, as needed.
- Account for Capital Improvement Projects.
- Work with accounting manager, property managers, and other departments to ensure accurate and timely financial reporting.
- Be a resource to other staff members for accounting/property management.
- Other duties as required.
Requirements/Qualifications:
- Education: Associate’s degree or equivalent work experience.
- Experience: Minimum 1-3 years of experience in real estate accounting.
- Accounting Knowledge: Understanding of accounting principles, practices, and regulations, including GAAP.
- Communication Skills: Excellent written and verbal communication skills.
- Software Proficiency: Proficiency in Microsoft Excel (VLOOKUP, SUMIF), data uploads, and real estate accounting software, YARDI a plus.
- Analytical Skills: Strong analytical and problem-solving skills.
- Organizational Skills: Ability to prioritize and manage multiple tasks and deadlines simultaneously while managing high volume in a fast-paced environment.
- Attention to Detail: Highly organized and detail-oriented, with a strong focus on accuracy.
