The Senior Superintendent will be the leader/manager of their respective project field team.  In addition to supervising and coordinating the safe completion of projects on time, within budget and the quality standards specified, the Senior Superintendent will oversee management of all project field operations including planning, scheduling, staffing, and labor/equipment/material management as they relate to the physical execution of the work.  Every day you will be responsible for delegating field management operations, as well as more day-to-day functions to other project team members while maintaining overall responsibility for the success of the project. To thrive in this role, you must manage expectations and relationships across all internal departments leveraging the full benefit of Landmark’s vertically integrated structure.

Duties and Responsibilities:

The duties listed below are an outline of the Senior Superintendent’s responsibilities and should not be considered an all-inclusive list.  As the needs of the asset change, these duties may be modified as needed.

  • Lead all aspects of the field operations including permits, risk management, miscellaneous duties, scheduling, cost control, issue resolution, meetings, reporting and document control, site logistics, contractual correspondences, RFI, safety, quality, field support, commissioning, punch list and owner closeout. 
  • Ensure accountability to contractual agreements between Construction/General Contractor and Owner/Developer, and responsible to lead and ensure internal cross department collaboration. This includes understanding all aspects of the GMP Contractor contract, Lender Agreement, JV Agreement, Development Agreement, and any other project related agreements to ensure that Landmark is protected and operates within the requirements of those agreements as it relates to construction activities.
  • Participate in the project startup including but not limited to:
    • Design review of schematic design (SD), design development (DD), construction drawings (CD), interior design (ID), and project specifications.
      • Including constructability and budget review of drawings.
      • Attend cost review meetings and/or VE meetings as necessary.
    • Review GMP contract template and project specific exhibits.
    • Review qualifications and assumptions.
    • Participate in project buyout process.
    • Assist with construction easements, access and other agreements (i.e. right-of-way/lane/sidewalk closures, traffic control plan, erosion control plan, air right needs/FAA requirements, crane swings, soil nails, drop zones and staging areas, site trailer/office, etc.).
    • Review third party consultant agreements (i.e. building envelope, pool consultant, safety, survey, material testing/special inspections, additional borings/Geotech, DEM/NPDES monitoring, site cameras, BIM, ADA, etc.).
    • Participate in management of drawing progression from 85% CDs to 100% CDs.
  • Ensure that Landmark programs are being properly implemented in collaboration with the Landmark construction operations department.  Programs includes Safety, Quality Management, and Scheduling.
  • Oversee field operation components of project specific safety program by ensuring the project team is following the Landmark safety program and including periodic safety audits.
  • Oversee field operation components of project quality management program in partnership with construction operations by ensuring the project team is following the Landmark quality program and that items identified in internal and external inspections are being addressed immediately and properly closed out.
  • Oversee all project schedules, lookaheads, block schedules, etc. to ensure accountability and consistency.
  • Oversee administrative procedures for the project that satisfy the contract requirements and all items necessary for the efficient and proper execution of the work.  All procedures are to be in accordance with established “Landmark Policies and Procedures Handbook”.
  • Monitor all construction documents for appropriate construction details, completeness of information, potential design deficiencies, code violations, constructability, etc.
  • Ensure that each field team member and their supervisor know and understand their duties, responsibilities, and authority on the project team and how they relate to other team members.
  • Assist Senior Project Manager to ensure all progress reports and executive reporting on costs, schedule, etc. are thorough and accurate.
  • Keep senior management informed on all appropriate matters as to the status of the schedule.
  • All duties of the Lead Superintendent, Superintendent and Assistant Superintendent, are the ultimate responsibility of the Senior Superintendent.

Preferred Knowledge, Skills, & Abilities

  • Minimum of fifteen years of construction experience with at least ten years of supervisory experience.  A minimum of five years of multi-family construction required. 
  • High school diploma and professional knowledge of construction business is required. Vocational training or a bachelor’s degree in construction or related field is preferred.
  • Proficient computer skills in word processing, accounting software, spreadsheets, scheduling software (P6/Primavera, Microsoft Project or equivalent) and job cost software (PROCORE, PROLOG or equivalent).
  • Uphold a high level of professionalism and possess personal traits such as critical thinking, interpersonal, organization, ethics, results driven, teamwork/collaboration, integrity/trust, strong execution, and leadership skills.
