Job Overview
The Maintenance Supervisor is responsible for the completion of all work required in running the assigned property or properties in portfolio. Assists the Community Manager in leading the team of maintenance technicians and porters while performing all duties in accordance with company operating policies. Regular duties/responsibilities include, but are not limited to, general maintenance and repairs for assigned equipment and facilities including plumbing, electrical, basic carpentry, heating and cooling, and other building systems.

Supervisory Responsibilities
- Maintenance Technicians, Maintenance Technician Assistants, Porters and/or Groundkeepers
- Perform turnover work in vacant apartments (paint, clean, maintenance items, etc.)
- Manage and delegate work order requests received via electronic system.
- Ensure all work order requests are completed in a timely manner including plumbing, heating, electrical, HVAC, carpentry, key & lock, painting, landscaping, roofing, glass/window screen repair & replacement, appliance repair, etc.
- Adhere to all Landings Management policies and procedures and all government regulations such as Fair Housing, Clean Air Act and American with Disabilities Act.
- Any other items the Community Manager, or senior management may require
- Valid driver's license and reliable transportation (required)
- High school diploma or equivalent (required)
- Minimum of 2 years of multi-family maintenance, construction, or trade (plumbing, HVAC, electrical, carpentry, etc.) experience preferred.
- Prior successful management/leadership experience preferred.
- Must be able to regularly sustain prolonged periods of standing and walking.
- Possess ability to regularly stoop, kneel, crouch, lift equipment, use hands to fingers, reach with arms and hands, handle objects, tools, and equipment.
- Must be physically able to climb ladders, bend, or crawl into awkward spaces.
- Must be able to lift up to fifty pounds at a time.
- Ability to work in all types of weather.
