Acquisitions & Asset Management Analyst / Associate

Company Overview:

A leading developer and operator of data centers, specializing in AI and HPC solutions, is seeking an Acquisitions & Asset Management Associate. The role involves supporting real estate projects across a $4 billion development portfolio and a $10 billion future pipeline.

Job Responsibilities:

• Assist in sourcing, underwriting, and executing real estate acquisitions, joint ventures, and M&A opportunities.
• Build and maintain detailed financial models, including cash flow projections, IRR/NPV analyses, and scenario testing.
• Manage funding processes such as construction and project draws, ensuring compliance with lender and partner requirements.
• Support entitlement processes on the front end of development projects, coordinating with consultants and local jurisdictions.
• Conduct market research, due diligence, and competitive analysis to evaluate investment opportunities.
• Prepare investment memoranda and presentations for senior leadership and external stakeholders.
• Collaborate with asset management teams to monitor performance and identify value creation opportunities.
• Partner with cross-functional teams (finance, legal, operations) to ensure smooth execution of acquisitions and asset initiatives.
  
  

Qualifications:

• 2–4 years of experience in real estate acquisitions, asset management, M&A, investment banking, or related fields.
• Strong understanding of real estate fundamentals, entitlement processes, and transaction execution.
• Advanced Excel skills, including financial modeling and cash flow analysis.
• Experience with construction draw processes and lender reporting preferred.
• Bachelor's degree in accounting, finance, or a related field.
  
  

Compensation: Salary: $90,000 – $130,000, Plus Bonus
