What are the responsibilities and job description for the ASSISTANT PROPERTY MANAGER position at Lakeway Property Management?
ASSISTANT PROPERTY MANAGER
Residential & Commercial Properties
We are seeking a dependable, organized, and hands-on Assistant Property Manager to help oversee the day-to-day operations of a diverse real estate portfolio that includes commercial properties, apartments, duplexes, and single-family homes.
This person will be on the front line of daily property operations and will work directly with tenants, vendors, contractors, maintenance personnel, and management. We are looking for someone who takes ownership of problems, communicates well, and can keep multiple properties and priorities organized.
Key Responsibilities
Serve as a primary point of contact for residential and commercial tenants.
Receive and coordinate repair and maintenance requests.
Communicate with maintenance personnel, contractors, and vendors and follow up to ensure work is completed.
Handle day-to-day tenant questions, concerns, and property issues professionally.
Assist with move-ins, move-outs, inspections, leases, renewals, and tenant documentation.
Maintain accurate tenant, property, maintenance, and financial records.
Assist with rent tracking, deposits, outstanding balances, and other property-related accounting.
Help obtain bids and coordinate larger repairs or property improvements.
Conduct property visits and help ensure properties are being properly maintained.
Work with both commercial and residential tenants, understanding that each requires a different approach.
Keep management informed of important issues while independently handling routine matters.
Preferred Qualifications
DoorLoop property management software experience strongly preferred.
Previous property management, real estate, office management, or similar experience.
Experience with both residential and commercial properties is a plus.
Strong computer and organizational skills.
Comfortable working with numbers, reports, leases, invoices, and property records.
Excellent communication and customer-service skills.
Ability to handle difficult situations professionally and firmly when necessary.
Strong follow-through - we need someone who makes sure issues are resolved, not simply reported.
Ability to prioritize multiple properties, tenants, repairs, and deadlines.
Dependable, self-motivated, and able to work with limited supervision.
What We're Looking For
The ideal candidate is someone who can see what needs to be done and take care of it. Property management can change from one hour to the next, so this position requires someone who is flexible, level-headed, and comfortable solving problems.
We are especially interested in candidates with DoorLoop experience who understand the importance of keeping accurate records from the beginning, including rents, deposits, expenses, maintenance, and tenant information.
If you have property management experience, enjoy working with people, and are comfortable managing the many moving parts involved with commercial and residential real estate, we would love to hear from you.
