Maintenance Technician II

The Maintenance Tech II, under the direction of the Facilities Supervisor, is responsible for providing ongoing maintenance, repair, and construction for all LWC facilities and equipment. This position is focused on apartment turn-arounds, with an emphasis on painting, wallboard, trim work, flooring, and general repairs.

Starting salary is 24.75/hr - This is for minimum qualified candidates - Additional year of applicable experience, especially relative to plumbing, electrical, and mechanical, will increase the starting wage offer.

This is a full-time position, with benefits.

Minimum Qualifications

· High School, trade school diploma or equivalent, and one year of relevant experience and/or training, or 2 years relevant experience.

· Specific experience and training in general plumbing diagnosis and repairs.

· Ability to follow written and verbal instruction.

· Ability to properly assess and repair general electrical, mechanical, and structural issues.

· Ability to properly and safely use maintenance tools and equipment. (Power and hand).

· Good customer service skills, with proven ability to work with difficult individuals.

· Good organizational skills.

· Basic computer skills.

· Ability to work independently and manage multiple tasks.

· Ability to work cooperatively in a team approach.

· Ability to understand new information for both current and future problem solving and decision-making. Ability to give and receive feedback and comments.

· Solid verbal and written communication skills.

· Requires frequent standing, bending at the knees and waist, kneeling and reaching.

· Requires frequent walking to accomplish tasks.

· Acceptable driving record and ability to be covered by LWC insurance carrier.

· Reliable transportation and the ability to commute in inclement weather.

· Requires ability to lift 50 pounds.

Essential Functions

· Perform routine, scheduled, and emergency maintenance and repairs of agency facilities and equipment as directed.

· Ensure timely completion of all Work Orders, indicate completion and add relevant notes as required.

· Properly and consistently use personal protective equipment when working.

· Coordinate routine vehicle inspection and maintenance.

· Ensure tools, supplies, shop, and work areas are kept safe, neat, and orderly.

· Repair and paint walls/surfaces as needed.

· Keep maintenance records as requested.

· Maintain agency grounds, e.g. lawn mowing, removal of debris, pruning, landscaping as requested.

· Assist in the upkeep of tile, hardwood, and carpeted floors as requested.

· Inform Facilities Supervisor of any materials or tools needed for specific jobs far enough in advance to avoid work stoppage and/or unscheduled shopping.

· Maintain a working knowledge of (and assumption of responsibility for) agency policies, procedures, and equipment, which relate to this position, and knowledge of DSHS ALF Maintenance and Housekeeping WACs.

· Maintain safety stations, first aid kits, and participate in the safety committee as requested.

· Constantly look for and evaluate maintenance needs, preventative, as well as corrective, and bring them to the attention of the supervisor.

· Have a flexible schedule and be on call for emergencies as needed, and participate in maintenance On-Call rotation.

· Exercise independent judgment and discretion.

· Perform other duties as assigned
