Job Summary
We are seeking a proactive and versatile Maintenance Person to join our LOW team! This position offers an exciting opportunity to apply your technical skills in a fast-paced setting while contributing to the overall success of our operations. You will perform a variety of work in the maintenance and repair of buildings and grounds at various sites including carpentry, glazier, electrical, plumbing, masonry, painting, grounds maintenance, and masonry tasks; repairs and treats structures such as floors, showers, sinks, walls, roofs, and carpets; cleans debris from roof gutters as necessary; performs minor troubleshooting, repairs, and adjustments of locks on doors, cabinets, closets; repairs door hinges; cleans plugged key slots; changes filters on various ventilation units; hooks up and services kitchen appliances; reports mechanical malfunctions to appropriate party for action; moves and assists in moving furniture and equipment at various sites, identifies projects requiring the services of a higher skilled crafts person; completes service requests, removes and responds to safety hazards; as part of site support team, assists with special projects periodically as directed; maintains clean, safe, and orderly work sites.
Duties
- Exchanges through written and verbal communication.
- Work effectively with the Housekeeping Department to ensure cabins are always maintained.
- Constructs and repairs building structure, walls, floor, ceiling, cabinets and furniture as instructed.
- Inspects, adjusts and repairs miscellaneous equipment including beds, sinks, toilets, showers, doors, decks.
- Monitors the condition of the facilities, equipment, the parking lots and grounds, identify and correct deficiencies.
- Removes debris from walkways, roads, and parking lots.
- Operates LOW vehicles in a safe and conscientious manner.
- Maintains and uses LOW tools in a safe and appropriate manner.
- Maintains competency and accuracy in the position responsibilities.
- Maintenance employees will be scheduled accordingly; there will be little or no overtime for maintenance so make sure there is always sufficient staff.
- Carpentry: Performs basic rough and finished carpentry repair of structures such as partitions, walls, doors, fences, window frames, office furniture, roofs, and shelves.
- Glazier: Removes broken glass, putty or plastic; replaces windows and door hardware; replaces glass for windows, doors, and light fixtures.
- Electrical: Performs basic electrical repair work for switches, outlets, plugs, cables, appliances, and lighting systems; reports unsafe electrical conditions.
- Communication: effectively conveys information and ideas in concise and meaningful way.
- Plumbing: Identifies and performs basic repairs of plumbing leaks or breaks; opens clogged lines and drains; replaces seals and other minor parts; repairs, replaces and maintains hot water heaters and other appliances.
- Painting: applies and prepares various surfaces for paint, enamel, lacquer, varnish, or stain; repairs wall coverings.
- Snow Removal: removal of existing snow, ice or frost from roadway, cabin decks, cabin pathways, Lake House and Marina store front. It includes both mechanical means, such as plowing or scraping or manual means such as shoveling.
- Respect of the chain of command to employees and co-workers.
- Performs all other duties as assigned.
Typical Physical/Mental Requirements:
Medium-heavy to Very Heavy physical demand level capabilities required, stand for up to 8 hours, carry and lift up to 40 pounds frequently, climb and balance on ladders, bend at the waist, kneel and squat on the ground, reach above the shoulder frequently, pushing or pulling up to 100 lbs. Frequently work in hot and cold temperatures. Must be able to work well independently, with other co-workers and guests of LOW. Must be able to prioritize work demands and organize time efficiently.
Experience
- Proven experience in facilities maintenance or a similar role within manufacturing or residential settings.
- Strong mechanical knowledge combined with electrical experience.
- Supervising experience is a plus, demonstrating leadership capabilities in managing maintenance teams or projects.
