Job Overview:
As a Property Manager at Lake City Living, you will play a key role in ensuring the smooth operation and overall success of our residential properties. You will be responsible for overseeing day-to-day property management activities, maintaining tenant satisfaction, and implementing strategies to enhance property value.
Responsibilities:
1. Tenant Relations:
- Respond promptly to tenant inquiries, concerns, and requests.
- Conduct regular communication to ensure tenant satisfaction and address any issues proactively.
- Facilitate the leasing process, including tenant screening, lease agreements, and move-in/move-out procedures.
2. Property Maintenance:
- Coordinate and oversee property maintenance, repairs, and renovations.
- Schedule and supervise regular property inspections to identify and address maintenance issues.
- Ensure that all properties comply with local regulations and safety standards.
3. Financial Management:
- Manage property budgets, including rent collection, expense tracking, and financial reporting.
- Collaborate with accounting and finance teams to ensure accurate and timely financial transactions.
- Implement cost-effective strategies to optimize property performance.
4. Leasing and Marketing:
- Develop and execute marketing strategies to attract and retain tenants.
- Conduct market analysis to set competitive rental rates.
- Collaborate with the marketing team to create compelling property listings and promotional materials.
5. Legal Compliance:
- Stay informed about local, state, and federal regulations affecting property management.
- Ensure properties comply with legal requirements, including fair housing regulations.
6. Team Collaboration:
- Work closely with maintenance staff, leasing agents, and administrative personnel.
- Foster a positive and collaborative work environment.
Qualifications:
- Bachelor's degree in Business Administration, Real Estate Management, or a related field (preferred).
- Proven experience in property management or a related role.
- Knowledge of local real estate laws and regulations.
- Excellent communication and interpersonal skills.
- Strong organizational and problem-solving abilities.
- Proficiency in property management software.
- Must have reliable transportation and a valid driver's license.
