SUMMARY:
Responsible for leading the company’s financial strategy, capital structuring, and fiscal operations with a strong focus on real estate development and construction initiatives. This executive role oversees financial planning, development underwriting, capital markets activity, lender relations, investor reporting, and risk management. Partners closely with Development and Operations leadership to ensure all projects are financially viable, properly capitalized, and executed in alignment with company growth objectives.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Leads all corporate financial functions including accounting, treasury, budgeting, forecasting, and financial reporting.
- Oversees financial modeling and underwriting for ground-up development and major renovation projects.
- Structures debt and equity financing for acquisitions and development projects.
- Manage relationships with lenders, investors, private equity partners, and financial institutions.
- Directs the preparation and review of development proformas, feasibility analyses, and return metrics (IRR, NPV, ROI).
- Oversees construction draw processes, lender reporting, and compliance requirements.
- Implements financial controls and risk management strategies across all projects and operating entities.
- Provides executive oversight of cash flow planning related to development pipelines and capital expenditures.
- Partners with Development leadership to evaluate project budgets, schedules, and financial performance.
- Leads capital-raising initiatives including investor presentations and offering materials.
- Oversee corporate tax planning in coordination with external advisors.
- Ensures compliance with all financial reporting standards, loan covenants, and regulatory requirements.
- Presents financial performance, forecasts, and development updates to ownership and senior leadership.
- Evaluates investment opportunities, acquisitions, and joint ventures.
- Performs other executive financial duties as required.
SUPERVISORY RESPONSIBILITIES:
Oversees Controller, Accounting Team, Financial Analysts, and external financial consultants. Provides strategic leadership and performance management for the finance function.
QUALIFICATIONS:
- Extensive knowledge of real estate development finance, construction accounting, and capital structuring.
- Strong experience with project underwriting, lender negotiations, and investment analysis.
- Advanced financial modeling and forecasting expertise.
- Deep understanding of partnership structures, waterfalls, and joint venture agreements.
- Exceptional leadership, communication, and strategic planning skills.
- Ability to manage multiple complex development projects simultaneously.
EDUCATION and/or EXPERIENCE:
- Bachelor’s degree in finance, Accounting, Real Estate, or related field required. MBA or master’s in finance preferred.
- CPA designation strongly preferred.
- Minimum 8 years of progressive financial leadership experience, with significant focus on real estate development and construction.
CERTIFICATES and LICENSES:
CPA preferred. CFA or other real estate finance certifications a plus.
LANGUAGE SKILLS:
Ability to read, analyze, and interpret complex financial reports, legal agreements, loan documents, and development contracts. Ability to present financial strategies to investors, lenders, and executive leadership.
Salary : $200,000 - $250,000
