We’re seeking an experienced Commercial Roof Estimator—someone fluent in roofing language who can thrive in a fast-paced, detail-driven environment and help us continue setting the standard for roofing excellence in Colorado.
This position is responsible for evaluating project scopes, performing accurate takeoffs, preparing detailed estimates, and assisting with project management from award to completion. The ideal candidate has strong commercial roofing knowledge, excellent communication skills, and the ability to work independently in a fast-paced environment.
Scope of Work / Job Responsibilities1. Estimating & Project Bidding
- Prepare accurate and detailed cost estimates for commercial roofing projects including new construction, re-roofs, tear-offs, and repairs.
- Understand and distinguish between all flat roofing systems, from single-ply to 4-ply and everything in between, including BUR, TPO, PVC, and EPDM.
- Perform material takeoffs using specialized software and blueprints.
- Bid projects through public and private portals; ensure all submissions are complete and compliant by bid deadlines.
- Request pricing and maintain communication with suppliers, manufacturers, and subcontractors.
- Follow up on all RFIs, addendums, and scope changes to stay current on every project.
- Generate change orders and maintain clear documentation.
2. Direct Project Oversight (Since Estimator = PM)
- Perform pre-estimate jobsite visits to verify scope, access, measurements, deck conditions, and safety considerations.
- Conduct mid-project and final inspections to ensure installation aligns with L.E. Roofing standards, manufacturer specifications, and safety requirements.
- Upload all photos, videos, notes, and field documentation into the company CRM.
- Confirm all material deliveries, verify quantities, and ensure they match ordered takeoffs and approved submittals.
- Monitor project progress, labor usage, material consumption, and budget performance throughout the job.
- Maintain accountability for meeting production quotas established by management.
- Build and maintain project schedules, coordinate deliveries, and ensure crews remain productive with minimal downtime.
- Maintain professional communication with clients, GCs, inspectors, manufacturers, and office staff throughout all phases of the project.
- Attend and represent the company at progress meetings, walkthroughs, punch-list meetings, and closeout meetings.
- Prepare and submit complete close-out packages, including warranties, O&M manuals, as-builts, photo documentation, and required project forms.
3. Coordination & Communication
- Attend pre-bid meetings and coordinate with all project stakeholders.
- Participate in turnover meetings to ensure smooth transition from estimate to job execution.
- Maintain strong relationships with manufacturers and supplier reps to ensure accurate pricing, support, and warranty requirements.
- Maintain consistent and professional email and phone communication daily.
4. Administrative & Compliance
- Complete pre-bid applications, bonding requests, and all required government documents.
- Maintain compliance with federal, state, and military access requirements (must have a clean record to access military establishments).
- Keep project files organized within company CRM and software platforms.
- Assist in developing and refining company standard operating procedures (SOPs) for estimating and job management.
- Utilize company software (we currently use two systems and will transition into a unified platform).
5. Technical & Professional Skills
- Master-level knowledge of roofing terminology, roof assemblies, and installation sequencing.
- Ability to read and interpret blueprints, specifications, details, and shop drawings.
- Strong computer skills and ability to learn new software and online portals.
- Skilled in identifying scope gaps, conflicts, and installation requirements ahead of time.
- Self-motivated, organized, and able to handle multiple projects simultaneously under strict deadlines.
Qualifications
- Minimum 5 years of commercial roofing estimating experience.
- Experience with public, government, and large commercial projects.
- Must be self-driven, demonstrate a strong work ethic, and always seek personal and professional growth.
- Strong communication and multitasking abilities.
- Must meet production quota requirements consistently.
- Valid driver’s license required.
- Must have a clean record to access military establishments.
