Position Title: Janitorial / Custodial Maintenance Associate
Department: Property Operations
Reports To: Property Manager and/or Maintenance Supervisor
Employment Type: Full-Time / Part-Time
Position Summary
The Janitorial/Custodial Maintenance Associate is responsible for maintaining the cleanliness, sanitation, and overall appearance of all common areas within the condominium community. The ideal candidate will ensure that the property is clean, safe, and welcoming for residents, guests, vendors, and visitors while providing exceptional customer service and maintaining high standards of professionalism.
Essential Duties and ResponsibilitiesCleaning and Sanitation
- Clean and sanitize all common areas, including lobbies, hallways, elevators, stairwells, etc.
- Sweep, mop, vacuum, dust, and polish floors and surfaces.
- Clean windows, mirrors, glass doors, and other glass surfaces.
- Empty trash receptacles and replace liners throughout the property.
- Maintain outdoor common areas by removing litter and debris.
- Clean and disinfect high-touch surfaces on a regular basis.
Facility Maintenance Support
- Restock janitorial supplies as needed.
- Monitor the condition of common areas and report maintenance issues, safety hazards, vandalism, or property damage promptly.
- Ensure cleaning equipment is maintained in good working condition and report any malfunctions.
Safety and Compliance
- Follow all OSHA safety standards and company policies.
- Properly handle and store cleaning chemicals and equipment.
- Wear required personal protective equipment (PPE).
- Maintain a safe working environment for residents, visitors, and staff.
Customer Service
- Interact courteously and professionally with residents, guests, vendors, and fellow employees.
- Respond to reasonable requests from management in a timely manner.
- Represent the Association in a professional and respectful manner at all times.
Qualifications
- High school diploma or equivalent preferred.
- Previous janitorial or custodial experience preferred.
- Knowledge of proper cleaning methods, equipment, and chemicals.
- Ability to operate standard janitorial equipment, including floor machines, vacuums, and pressure washers (if applicable).
- Ability to work independently with minimal supervision.
- Strong attention to detail and organizational skills.
- Reliable, punctual, and dependable.
Physical Requirements
- Ability to stand and walk for extended periods.
- Frequent bending, kneeling, climbing stairs, reaching, and carrying supplies.
- Ability to work indoors and outdoors in various weather conditions.
Work Schedule
- From 8:00 am to 5:00 pm
- Must be available to respond to emergency cleaning situations when requested.

The Janitorial/Custodial Maintenance Associate is expected to:
- Maintain all common areas in a clean, sanitary, and presentable condition.
- Complete assigned tasks efficiently and accurately.
