Kuester Management Group, a leading association management company serving the Carolinas since 2001, is seeking an experienced Onsite Community Association Manager to lead operations for Springfield, a premier 616-home community in Fort Mill, SC. This is a highly visible, onsite leadership role responsible for the operational, financial, and administrative management of a large-scale, amenity-rich homeowners association.
About the Community
Springfield is one of Fort Mill’s most established residential communities, offering extensive amenities including multiple pools, tennis courts, parks, walking trails, and an amenity center. The community maintains an active Board of Directors and a strong culture of homeowner engagement.
Position Overview
The Onsite Community Association Manager serves as the primary advisor to the Board of Directors and is responsible for the day-to-day management and long-term strategic oversight of the association.
This is a full-time, salaried exempt onsite position requiring regular in-office presence, evening board meetings, and occasional response to urgent community matters.
Key Responsibilities
Financial Management
- Oversee annual budgeting and financial planning for a community operating budget between $500K–$1M
- Monitor expenditures, review financial reports, and provide budget guidance to the Board
- Support reserve planning and long-term capital improvement discussions
Board & Governance Leadership
- Serve as the primary liaison between the Board, homeowners, and Kuester support teams
- Prepare and facilitate board meetings, annual meetings, and elections
- Provide guidance on policy implementation, covenant enforcement, and legislative updates
Operations & Vendor Oversight
- Manage vendor relationships, contracts, and project timelines
- Conduct regular inspections of common areas and amenities
- Coordinate with legal counsel, insurance providers, engineers, and contractors as needed
Administrative Management
- Oversee architectural review processes
- Review invoices and ensure proper documentation and record retention
- Ensure consistent, professional communication with homeowners
Emergency & Risk Management
- Coordinate storm preparation and emergency response efforts
- Support insurance claims and capital improvement initiatives
Qualifications
- CMCA required; AMS strongly preferred
- Prior community association management experience required; onsite experience preferred
- Experience managing mid-to-large association budgets
- Demonstrated ability to lead board meetings and manage stakeholder relationships
- Strong written communication, organization, and time management skills
- Proficiency in Microsoft Office
