Job Title: Project Manager – Multi-Family Housing Construction

Position Summary
We are seeking a skilled and driven Project Manager to join our commercial construction team, specializing in multi-family housing projects. The ideal candidate will oversee projects from preconstruction estimating through final completion, managing budgets, schedules, subcontractors, and client relationships every step of the way. This role requires proficiency with construction management and estimating software tools such as Build, WinEst, Microsoft Project, and related platforms, combined with strong leadership and communication skills to ensure projects are delivered on time, within budget, and to the highest quality standards.
Key Responsibilities
Preconstruction & Estimating
- Prepare accurate and competitive project budgets/bids using WinEst and other estimating tools.
- Review project plans, specifications, and contracts to develop scope of work and budget.
- Provide value engineering suggestions to optimize cost, schedule, and constructability.
Project Planning & Execution
- Develop detailed schedules in Microsoft Project and manage progress against milestones.
- Use Build and other project management software to track documentation, submittals, RFIs, change orders, and project communication.
- Coordinate and direct all construction activities, ensuring compliance with plans, specifications, safety requirements, and quality standards.
- Lead and manage subcontractors, suppliers, and field teams, fostering a collaborative and efficient work environment.
Client & Stakeholder Management
- Serve as the primary point of contact for clients from award through closeout, maintaining open and proactive communication.
- Conduct regular progress meetings with clients, architects, engineers, and other stakeholders.
- Address and resolve project issues promptly to ensure client satisfaction.
Financial & Risk Management
- Monitor and control project budgets, approving expenditures and tracking cost-to-complete.
- Prepare and present monthly project status reports, forecasts, and cash flow analyses.
- Identify potential risks and implement strategies to mitigate them.
Qualifications
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience).
- 2 years of project management experience in commercial construction, preferably in multi-family housing.
- Proficiency with Build, WinEst, Microsoft Project, and other construction management tools.
- Strong knowledge of construction methods, scheduling, budgeting, and contract administration.
- Excellent leadership, communication, and problem-solving skills.
- Proven ability to manage multiple projects simultaneously in a fast-paced environment.
