Assistant Community Manager

Job Title: Assistant Community Manager Employment Status: Full-Time, Non-Exempt

Department: Multifamily Housing Regular hours: M-F, 8:30 – 5:00

Reports to: Client Results Director - Multifamily

SUMMARY

The Assistant Community Manager’s role is to assist the Community Manager in ensuring optimal performance of one or more multifamily apartment communities to achieve the Company’s mission to make a positive impact in the lives of others while also growing the business profitably.

Preferably (Bilingual SPANISH/ENGLISH)

ESSENTIONAL FUNCTIONS

1. Assists the Community Manager in the implementation of Community Manager Handbook.
2. Helps manage property(ies) according to budget.
3. Assists with the placement of qualified tenants in the property including marketing and underwriting.
4. Shows property to prospective tenants.
5. Ensures tenants comply with lease agreement. Takes appropriate action(s) if lease is not being followed.
6. Oversees all rent collection and lease compliance activities.
7. Responds to Tenant requests in a timely and respectful manner.
8. Prepares Work Orders.
9. Updates Propertyware when tenants move in and out.
10. Assists with the preparation of the Weekly Inventory Report.
11. Oversees Move Outs – contacts utility companies, inspects unit, assesses damage, deducts damage from security deposit, obtains subcontractors, assigns techs to perform work, hires cleaner, etc.
12. Communicates with leasing agents to coordinate move ins.
13. Completes Fair Housing Laws training every 2 years.
14. Works in office, must be able to walk property and units, up and down stairs. Normal senses required. Frequent computer and phone use. Lifts up to 50 pounds unassisted on a frequent basis.
15. Maintains excellent attendance to ensure responsibilities are met. Normal work week is Monday through Friday, with occasional hours in evenings, weekends and holidays.

ADDITIONAL FUNCTIONS

1. Performs maintenance functions on occasion when necessary.
2. Completes other duties as assigned or required.

MINIMUM REQUIRMENTS

• Management and / or hospitality experience preferred
• Customer service experience required.
• College degree or equivalent knowledge and experience
• Ability to communicate with a diverse clientele – good oral, interpersonal, and written skills
• Demonstrated problem solving ability
• Detail-oriented with strong organizational skills
• Proficiency with Microsoft Office – Word, Excel, and exposure to record keeping software
