Builder/Developer Project Manager – Commercial

Position Summary
Koury Corporation is seeking an experienced Project Manager – Commercial to oversee in-house development and construction projects from conceptual/schematic design through project close-out. The Commercial portfolio includes tenant improvements, hospitality, retail, and industrial projects.
This role is responsible for managing design, construction, scheduling, budgeting, and coordination with internal teams, consultants, subcontractors, and vendors to ensure successful project delivery.
Key Responsibilities
- Manage architectural and engineering professionals, including preparation of Requests for Proposals (RFPs).
- Manage third-party consultants, including RFP preparation and coordination.
- Lead and oversee superintendents, assistant superintendents, subcontractors, and vendors.
- Ensure compliance with company policies, procedures, and project safety standards.
- Coordinate with local utility providers from initial contact through installation.
- Prepare project estimates from conceptual drawings through construction documents, including trade contractor bid evaluations and comparisons.
- Develop detailed scopes of work for subcontractors and vendors.
- Lead project buy-out processes, including subcontract and purchase order negotiations.
- Manage the RFI and submittal processes in coordination with the Project Engineer.
- Develop, maintain, and manage project schedules.
- Review and manage change requests from subcontractors and vendors.
- Track and manage project budgets and financial reporting, including monthly job cost reports.
- Oversee project close-out activities and documentation.
- Ensure best practices are followed and projects are completed to owner satisfaction.
Position Qualifications
- Bachelor’s Degree (Engineering or Construction Management preferred).
- Minimum of 10 years of relevant construction or development management experience.
- Strong working knowledge of scheduling, estimating, bidding, contracting, cost reporting, safety, and quality control.
- Experience functioning in both developer and builder roles.
- Ability to understand and manage complex technical construction details.
- Proven leadership and team collaboration skills.
- Strong organizational skills with the ability to multitask and meet tight deadlines.
- Demonstrated ability to build and maintain relationships with architects, engineers, subcontractors, and vendors.
- Excellent verbal and written communication skills.
Preferred Experience
- Proficiency in Bluebeam, Microsoft Project, and Autodesk Construction Cloud.
- Experience evaluating existing properties to define landlord work scopes and budgets for lease negotiations.
- Ability to review concept plans and prepare detailed budgets for tenant-requested modifications.
- Commercial tenant upfit and renovation experience, including work with national tenants.
- OSHA 30 Certification.
- PMP Certification.
