BUILD GREAT HOMES. BUILD YOUR CAREER. OWN YOUR FUTURE.
At Korndoerfer Homes, we believe great homes are built by great people.
For three generations, the Korndoerfer name has stood for quality construction, thoughtful design, craftsmanship, and value. Today, that legacy continues through a team that takes genuine pride in what we build and in how we build it.
In 2021, Korndoerfer Homes became 100% employee owned through an Employee Stock Ownership Plan (ESOP). That means when you join our team, you're not just taking a job with a home builder. You're becoming an owner and helping shape the future of the company.
We're looking for an Warranty Administrator who takes pride in helping homeowners, building strong relationships with trade partners, and making sure issues are resolved thoroughly, efficiently, and the right way the first time.
THE OPPORTUNITY
As a Warranty Administrator, you'll play a key role in delivering an exceptional experience for our homeowners after they move into their new homes.
You'll be the primary point of contact for warranty service requests, working directly with homeowners, subcontractors, field superintendents, purchasing, construction, and accounting to investigate issues, determine appropriate solutions, coordinate repairs, and make sure work is completed to our standards.
This is a hands-on role for someone who enjoys working with people, solving problems, and following details through to completion. You'll need the ability to listen to homeowners, understand construction and warranty requirements, coordinate multiple moving pieces, and hold trade partners accountable when necessary.
You'll have the opportunity to make a visible impact, helping homeowners feel heard and supported while also identifying opportunities to improve our construction processes and reduce future warranty issues.
WHAT YOU'LL DO
- Review and process warranty service requests and corresponding work orders on a daily basis.
- Respond to homeowner telephone calls and emails within 24 hours on work days.
- Contact homeowners to schedule inspections, service appointments, and repairs.
- Make sure warranty issues are addressed correctly the first time and completed within established timeframes.
- Clearly communicate homeowner maintenance responsibilities and other items that fall outside of warranty coverage.
- Coordinate service appointments between homeowners and subcontractors.
- Review and approve subcontractor estimates for warranty work.
- Follow up with homeowners and subcontractors to ensure service work has been completed satisfactorily.
- Review weekly reports documenting subcontractor completion of work orders and follow up on outstanding items.
- Review service status reports on a bi-weekly basis and drive outstanding items through completion.
- Hold subcontractors accountable for completing warranty work according to established requirements and timelines.
- Utilize established back-charge procedures when appropriate.
- Communicate subcontractor noncompliance or recurring warranty concerns to the Purchasing Department.
- Assess warranty requests that fall outside of established warranty periods and determine the appropriate course of action.
- Provide feedback to the Purchasing Department regarding recurring warranty issues and opportunities for improvement.
- Develop practical solutions for unique or unusual warranty issues within established cost parameters.
- Participate in field superintendent meetings as needed to discuss warranty trends, recurring issues, and opportunities to improve construction processes.
- Prepare and process change orders and CCRFs for construction changes made with customers and purchasing staff.
- Prepare closing packages for customers and ready homes for completion of construction.
- Develop and maintain punch list management systems and coordinate their use with field superintendents and vendors.
- Organize and track spring completion work, coordinating completion with field superintendents, field support staff, and vendors.
- Organize and track inventory for spring completion items, including lampposts, mailboxes, and other subdivision-specific requirements.
- Track completion of work related to refundable bonds and spring completion escrow funds.
- Coordinate with customers, field superintendents, field staff, and accounting to ensure these items are completed and properly documented.
WHAT WE'RE LOOKING FOR
We're looking for someone who understands residential construction, communicates exceptionally well, and takes ownership of a problem until it's resolved.
You'll bring:
- Experience in residential construction, warranty service, customer service, construction administration, or a related field
- Strong understanding of residential construction methods, materials, and common building issues
- Excellent communication and interpersonal skills
- Ability to communicate professionally and confidently with homeowners, subcontractors, vendors, and internal team members
- Strong organizational and time-management skills
- Exceptional attention to detail and follow-through
- Strong problem-solving and decision-making skills
- Ability to investigate an issue, determine the appropriate course of action, and coordinate the solution
- Ability to manage multiple open service requests and competing priorities
- Strong documentation and record-keeping skills
- Ability to hold trade partners accountable while maintaining positive working relationships
- A proactive, solutions-oriented approach
- The initiative and drive to take ownership of issues from the initial homeowner request through final completion
- A genuine commitment to quality and customer satisfaction
