About us
KORD Development is a construction and real estate development company serving Northeast and Central Florida. We build and renovate residential and commercial projects, including multifamily properties, and we run our jobs with a licensed general contractor and trusted trade partners. We're growing and need someone organized to keep our projects moving.
The role
You'll be the person who keeps every job on schedule and everyone on the same page, working directly with the managing member and project partners. Because many of our crews and subs speak Spanish, you'll be the link between them and our owners, property managers, and inspectors.
What you'll do
Schedule and coordinate subcontractors, deliveries, and inspections across multiple active jobs
Communicate daily with crews and subs in Spanish and with owners, property managers, and the city in English
Track project schedules, punch lists, and open items through closeout
Request and compare bids and quotes from subs and suppliers
Manage permits, inspections, and code or violation follow-up with the city and county
Collect and organize contracts, insurance certificates, lien waivers, invoices, and receipts
Prepare change orders and keep job cost records current
Visit job sites to check progress, take photos, and report issues
What we're looking for
Fluent in English and Spanish, both spoken and written (required)
2 or more years of construction coordination, project administration, or assistant project manager experience
Working knowledge of residential and commercial construction trades and sequencing, including framing, roofing, siding, MEP, and finishes
Strong organization and follow-up, comfortable juggling several jobs at once
Comfortable with Excel or Google Sheets, email, and a smartphone. Procore or Buildertrend is a plus
Valid Florida driver's license and reliable transportation
Nice to have
Familiarity with Florida permitting, Jacksonville or Gainesville code enforcement, and multifamily renovation work.
