What are the responsibilities and job description for the Manager Financial Planner & Analyst position at Kohan Retail Investment Group?
Lead annual budget, quarterly re-forecast, and three-year strategic plan across property-level and corporate SG&A lines. Take ownership of management-level decisions, including integrating acquisition pipelines, disposition timing, and cap-ex programs into consolidated cash-flow forecasts. Translate GAAP results to lender covenant packages (DSCR, fixed-charge coverage). Present monthly Red-Amber-Green variance reviews with actionable remediation plans. Run portfolio-level scenario models (non-local management decisions): refinance vs. sale, cap-ex deferral vs. phased spend, dividend capacity. Make decisions regarding asset debt based on the analysis of the impact of market-wide cap-rate shifts and interest-rate curves on Net Asset Value and leverage metrics. Advise the Management Team on optimal deployment of acquisition. Standardize forecasting templates for the team to use; implement rolling-forecast methodology and zero-based budgeting discipline. Manage the automation of data feeds from Yardi and AppFolio into the data warehouse. Oversee integrity checks. Supervise, guide, and mentor junior associates; drive a culture of continuous improvement and best-in-class analytics.Work on Financial modeling using Excel (VBA), debt structuring, and waterfall mechanics; Power BI for KPI dashboards and portfolio analytics; Acquisition underwriting models (IRR, equity multiple, DCR, yield on cost) and granular cash flow models with CAM, abatements, and breakpoints; Market rent, sales comps, lease-roll analysis, and re-tenanting pro-formas; Use Property Management Software -Yardi and AppFolio, and QuickBooks; Preparing financial models, investment memos, and presentations for lenders and investors. Other similar duties as assigned.
Special Requirements: Experience to include: Financial modeling using Excel (VBA), debt structuring, and waterfall mechanics; Power BI for KPI dashboards and portfolio analytics; Acquisition underwriting models (IRR, equity multiple, DCR, yield on cost) and granular cash flow models with CAM, abatements, and breakpoints; Market rent, sales comps, lease-roll analysis, and re-tenanting pro-formas; Using Property Management Software (Yardi and AppFolio) and QuickBooks; Preparing financial models, investment memos, and presentations for lenders and investors.
Masters degree in Finance, Economics, Real Estate, or equivalent, with three years of experience in the job offered or any occupation in which the required experience was gained. Or Bachelors degree in Finance, Economics, Real Estate, or equivalent, with five years of experience in the job offered or any occupation in which the required experience was gained.
