Building Automation & Controls Technician (HVAC/BAS)

📍 Location: Lynchburg, VA

💰 Salary Range: $60,000–$80,000 (DOE)

Position Summary

We are seeking an experienced Building Automation & Controls Technician to install, program, troubleshoot, maintain, and repair commercial Building Automation Systems (BAS) and HVAC controls.

This hands-on field position is ideal for a technician with experience in Tridium Niagara, Honeywell, Johnson Controls (JCI), BACnet, LON, DDC controls, and commercial HVAC systems who can independently diagnose controls and system-performance issues.

Key Responsibilities

• Install, program, troubleshoot, maintain, and repair BAS and HVAC control systems
• Program and modify HVAC equipment, controllers, and sequences of operation
• Work with DDC, pneumatic, electric, and electronic controls
• Perform system integration, functional testing, and startup
• Diagnose system-performance issues using testing and diagnostic tools
• Read and interpret blueprints, controls drawings, as-builts, specifications, and submittals
• Work with Tridium Niagara N4, Honeywell WEBS, JCI FX, BACnet, LON, and similar platforms
• Troubleshoot controls communications, sensors, actuators, and associated field devices
• Coordinate with engineers, vendors, contractors, customers, and internal teams
• Maintain accurate service and project documentation
• Follow all safety and regulatory requirements
  
  

Qualifications

• 4 years of HVAC or Building Automation/Controls experience
• 2 years of automated controls experience or equivalent technical training
• Experience with Tridium Niagara, Honeywell WEBS, JCI FX, BACnet, and/or LON
• Strong understanding of commercial HVAC equipment, including:
• VAV systems
• Chillers
• Boilers
• Water-source heat pumps
• Air handling systems
• Knowledge of single-phase and three-phase electrical systems
• Ability to troubleshoot HVAC and controls systems independently
• Ability to read electrical, mechanical, and controls drawings
• High school diploma or GED; trade or technical education preferred
• Valid driver's license with acceptable driving record
• Strong communication, computer, and documentation skills
  

Tridium Niagara N4 certification is a plus.

Physical & Work Requirements

• Ability to lift and carry up to 50 lbs.
• Ability to climb ladders and work at heights
• Frequent bending, kneeling, crouching, and standing
• Comfortable working in mechanical rooms, commercial facilities, rooftops, and outdoor environments
• Flexibility to work varying schedules based on customer and project needs
