What are the responsibilities and job description for the Maintenance Technician position at KJ Property Management?
Overview
We are seeking a motivated Maintenance Technician to join our team and ensure the seamless operation of our facilities with good communication and team work skills.
In this role you will be the key person to over see the day-to- day operations and troubleshoot/repair all regular maintenance issues of a 60 unit apartment complex.

Duties
- Perform routine inspections and preventative maintenance on a regulate basis on the inside and outside of units.
- Communicate and supervise with vendors or contractors as they are needed to preform additional maintenance such pest control, building inspector, fire extinguisher inspectors, or HVAC companies.
- Minor HVAC work-replace HVAC filters, thermostats, test air temperatures.
- Repair or replace appliances with faulty components including motors, belts, switches, wiring.
- Plumbing work such as replace toilets and water heaters
- Drywall repairs, texture patching, spot painting or full repaint of unit
- Get vacant units rent ready, change locks, cleaning, caulking around plumbing fixtures, repair/replace window screens and blinds, replace carpet or vinyl plank flooring.
- Maintain the landscaping of the property according to the seasons (mowing, weeding, snow removal...)
- Maintain equipment such as a lawn mowers, sprinklers, snow blower.
- Monitor maintenance supplies and inventory and purchase supplies as needed for work and on hand supply
- Utilize the Company Software App Systems to document work orders, track maintenance history, and schedule future tasks.
- Perform on-call emergency services as needed
- Provide excellent service by communicating clearly with the Property Manager, Director of Operations, and Residents.
Requirements:
- Must maintain the ability to lift items up to 50lbs. If at any time you are unable to lift items up to 50lbs you are required to notify Robbi Eagleton at robbi@kjpropmanagement.com / 209-918-2482 immediately.
- Maintain a valid driver license at all times during employment
Pay is on the 15th and last day of each month.
In addition to payroll there is a non taxable $100 cell phone allowance and $100 gas allowance paid on the last day of each month.
Option to live on site but not required.
10 Paid Holidays each year AND 1 day of PTO given after each calendar month is worked.
Pay: $23.00 - $28.00 per hour
Expected hours: 38.0 – 42.0 per week
