Essential Job Functions
- Provides supervisory assistance and direction to all reporting personnel. Duties involve all supervisory responsibilities including staff selection, training, monitoring workflow, problem resolution, performance appraisals, policy development and implementation, schedule maintenance activities, etc. Demonstrate and/or train personnel in the proper performance of a maintenance task and/or the safe and efficient use of tools and equipment.
- Direct routine facility and grounds maintenance for all Authority owned properties. Using work order systems, ensures that all emergency and routine maintenance situations are handled in a prompt and efficient manner, and that housing units are ready for occupancy with minimal vacancy time. Identifies, prioritizes, and directs work assignments of maintenance support staff. Develops and coordinates preventative maintenance schedules and ensures compliance with safety policies, federal, state, local laws and regulations. Recommends and implements actions to improve maintenance efficiency and effectiveness. Maintains appropriate files and prepares reports as directed or required.
- Performs routine and custodial/janitorial duties in housing units for incoming tenants. Duties include washing windows, walls, and ceilings, emptying trash, sweeping, mopping, and vacuuming. Clean appliances such as stoves and refrigerators, moving appliances as required. Cleans shower stalls/tubs, tile, counter tops, sinks, etc. Remove old wax and reapply floor finish using a commercial floor machine and when necessary and/or appropriate may use floor scrapers. Cleans and replaces light and fan covers. Perform all other custodial/janitorial duties customary in the cleaning and renovation of apartment units. Familiarize self with chemicals and supplies used in the performance of duties. Consult Material Data Safety Sheets (MSDS) for specific product information.
