Position Summary
Kinseth Hospitality Companies is a family-owned, vertically integrated hotel operator and developer with approximately 120 hotels and a joint venture partnership network of 70 relationships. The company is hiring a Manager of Investor Relations & Capital Markets to take ownership of the day-to-day investor communication, capital raise execution, and partner management workload that is currently distributed across senior leadership.
This person will work closely with the VP of Development & Finance on active acquisitions, developments, and refinancings — handling the investor-facing execution so that deal principals can focus on sourcing, structuring, and closing. The infrastructure is already in place (Juniper Square CRM is live and populated); what’s needed is a capable, relationship-oriented professional to run it and scale investor engagement.
This is a high-visibility, execution-focused role with significant upside for the right person. As KHC’s deal volume grows, this position has a clear path to a Director-level role with expanded scope and authority.
Core Responsibilities
Investor Relations & Partner Management (45%)
- Manage ongoing communication with KHC’s 70 JV partners: quarterly updates, deal-specific reporting, distribution notices, K-1 coordination, and ad hoc inquiries
- Maintain and enhance the Juniper Square CRM — keep investor profiles current, track engagement, log communications, and generate reports for leadership
- Execute a regular investor touchpoint cadence (calls, emails, newsletters) to keep the partner network warm between deals
- Serve as first point of contact for investor questions, documentation requests, and operational updates, escalating relationship-level issues to the VP of Development & Finance
Capital Raise Execution (30%)
- Prepare investor-facing materials for each deal: investment memos, pitch decks, proforma summaries, and offering packages, working from underwriting and deal terms provided by leadership
- Execute capital raise outreach under the VP’s direction — distributing materials, following up with prospects, tracking commitments, and managing the subscription process through Juniper Square
- Identify and qualify new investor leads through networking, referrals, industry events, and database research
- Coordinate capital call scheduling, funding timelines, and closing logistics with attorneys and lenders
Deal Support (15%)
- Support due diligence processes by organizing and managing virtual data rooms for investor and lender review
- Prepare investment committee materials and deal summaries for internal decision-making
- Assist with lender communication and documentation coordination on refinancings as directed by leadership
- Track pipeline activity and maintain a deal status dashboard for the capital markets function
Reporting & Process Improvement (10%)
- Generate regular reports on investor engagement, capital pipeline status, and fundraising velocity using Juniper Square
- Identify process improvements and workflow efficiencies in the investor relations function
- Coordinate with the Executive Admin and Investment Analyst on shared workflows and task handoffs
- Support conference and event preparation, including materials, attendee targeting, and follow-up tracking
2. Ideal Candidate Profile
Required Qualifications
- 3–7 years of experience in real estate investor relations, capital markets, private equity operations, or commercial real estate finance
- Working knowledge of JV structures, preferred equity, LP/GP economics, and standard real estate return metrics (IRR, equity multiple, cash-on-cash, DSCR)
- Experience preparing investor-facing materials: pitch decks, investment memos, quarterly reports, and offering documents
- Proficiency with Juniper Square or comparable investor management platform (IMS, Covercy, AppFolio Investment Management)
- Strong written communication — this person will draft materials that go out under KHC’s name to its most important financial relationships
- Bachelor’s degree in finance, real estate, economics, business, or related field
Strongly Preferred
- Hospitality or hotel industry experience (operations, development, brokerage, or asset management)
- Experience executing capital raises for individual deals (not just fund-level reporting)
- Familiarity with branded hotel franchise systems (Marriott, Hilton, IHG, Hyatt)
- Exposure to 506(b) or 506(c) private placement processes
- Financial modeling competency — ability to review and explain proforma assumptions to investors, even if not building models from scratch
