Job Title: Facilities Technician
Location: King City Civic Association – 15245 SW 116th Ave, King City, OR 97224
$34 Per Hour / Part-Time
Supervisor: KCCA HOA Administrator
The Facilities Technician for the King City Civic Association, a 55 community, plays a key role in ensuring the safety, upkeep, and functionality of KCCA's facilities, buildings, equipment, and community amenities. This role interacts regularly with residents, Board Members, the Administrator, vendors, and guests. It directly reports to the Administrator (or the Board President in the absence of the Administrator).
Key Responsibilities:
General Maintenance Duties:
- Assist in the daily operation, maintenance, and repair of KCCA buildings, amenities, and equipment.
- Perform routine and preventative maintenance including:
- Light bulb replacement
- Paint touch-ups
- Minor plumbing repairs
- Minor HVAC diagnostic checks
- Minor carpentry/siding repairs
- Furniture repairs
- Caulking, small tile repair, and similar tasks
- Conduct routine inspections of facilities to identify maintenance needs.
- Maintain professional and courteous interactions with residents, guests, staff, and vendors.
- Check the HOA work order system and email regularly to manage and respond to maintenance requests and daily tasks.
- Support event setup, including setting up and taking down chairs, tables, and room furniture for scheduled meetings, clubs, and community events.
- Maintain tools, equipment, and storage areas in clean and safe working order.
- Other duties assigned by the Administrator.
Aquatic Center / Pool Support: Please note KCCA uses a contracted pool vendor; however, the Facilities Technician provides backup support when the vendor is unavailable or during after-hours/emergency needs
- Must possess intermediate knowledge of pool equipment and general pool operations.
- Troubleshoot and repair pool equipment including vacuums, pumps, filters, and circulation systems.
- Perform water chemistry testing and adjust chemical feeds to maintain safe and sanitary water quality.
- Perform ongoing preventative maintenance and inspections for the indoor aquatic center and seasonal outdoor pool.
Qualifications:
• Experience:
- Minimum 2 years of relevant maintenance experience; construction or handyman background preferred.
- Experience working in community, commercial, or HOA environments preferred.
- Basic pool maintenance knowledge required, advanced skills a plus.
· Must pass a Background Check and Drug Screen.
• Skills:
- Strong problem-solving ability with attention to detail.
- Ability to work independently with minimal supervision while also functioning well within a team.
- Ability to safely lift and move heavy objects.
- Dependable, organized, and capable of managing multiple tasks.
- Professional communication and customer service skills.
• Education:
- High school diploma or equivalent.
Working Conditions:
- Indoor and outdoor working environments across multiple KCCA facilities.
- Regular interaction with residents, vendors, staff, and HOA Board members.
- Remote/hybrid work not available.
- Must have a valid driver's license and acceptable driving record.
- Use of personal vehicle required; mileage reimbursement provided.
