POSITION OVERVIEW
We are adding a Facility Services Manager to our team, to coordinate occupancy services for our Kiewit offices within the Omaha NE region and future locations in North America. In this role, you may oversee our Facility Coordinators that are located at our eight larger office locations, as well as provide both operational and strategic expertise to provide an effective and efficient work environment for thousands of employees. Key functions include oversight of building operations, reception, security, mailroom, food service, office supplies, furniture procurement and interoffice moves. You will interface with Kiewit employees, Kiewit management, building property owners, service providers and report to the Kiewit Real Estate Department.

LOCATION
This position is based out of our Omaha, Nebraska headquarters. This is a corporate office in a professional office setting. (This is not a remote position).
RESPONSIBILITIES
- Provide strategic direction to ensure a safe, highly effective and efficient work environments in your responsible Kiewit offices.
- Establish & maintain relationships with key stakeholders to understand their facility needs and requirements and provide insight regarding cost savings, and value-added services.
- Manage third party landlord, food service, print and mail, reception, and security vendor relationships.
- Coordinate the setup and services/materials procurement at new Kiewit offices.
- Oversee the annual budgeting process and monthly financial reporting at our larger office locations.
- In the future, will lead and manage a team of Facility Coordinators including responsibility for hiring, training, and developing this team. Responsible for effective and proactive employee relations with all site staff. Conduct and approve all performance evaluations.
- Oversight of smaller office improvement and capital projects within your existing buildings that you support.
- Participate in Real Estate/Asset Management key business initiatives and team activities to enhance operational efficiency, service delivery, and asset utilization within the organization.
- Travel to other Kiewit offices as required, typically less than 25% of the time.
QUALIFICATIONS
- BA/BS Degree is required.
- Minimum of 5 years’ experience in facility management, office management or hospitality in a corporate environment or similar environment, performing similar functions as outlined above.
- Proficiency with MS Office Suite, advanced skills in excel.
- Experience with hiring, training, developing and managing a team.
- Maintain a high level of customer satisfaction that effectively supports day to day business operations by improving relationships and delivering solutions. Able to build strong relationships with internal and external partners to deliver effective services. Exhibits excellent written and verbal communication skills and strong customer service skills. Must be able to work independently and as part of a team.
- Strong attention to detail and quality. Ability to manage concurrent projects with minimal supervision and direction.#LI-JB1

Salary : $85,600 - $108,000
