About the Role
We are seeking a reliable, self-motivated Part-Time Property Manager to oversee day-to-day operations of a 48-unit apartment complex in Hartsville, SC. This role is ideal for someone with strong communication and organizational skills who enjoys working independently and thrives in a fast-paced property management environment.
This position offers flexible hours, you may choose to work 4 hours per day across 5 days, or 6–7 hours across 3 days, as long as it totals 10-20 hours per week and follows a consistent schedule approved by the management team.
Key Responsibilities
- Oversee day-to-day operations of residential properties, ensuring efficient and smooth functioning.
- Conduct property inspections, addressing maintenance issues promptly and coordinating necessary repairs.
- Manage tenant relations, including handling inquiries, concerns, and lease agreements.
- Manage all leasing activities, including marketing, guest card communication, screenings, and move-in processes.
- Screen and select prospective tenants through application processes and background checks.
- Collect rent payments, maintain accurate financial records, and prepare monthly reports.
- Enforce property policies and regulations, ensuring compliance with local laws.
- Coordinate move-out processes, including property inspections and security deposit refunds. Collaborate with the leasing agent to ensure smooth move-in processes.
- Oversee unit turns.
- Collaborate with contractors, vendors, and service providers for property maintenance and improvements.
- Oversee leasing and maintenance personnel to ensure leasing and maintenance goals are being met or exceeded.
- Stay informed about local real estate market trends and recommend rental rate adjustments when necessary.
- Attend regularly scheduled calls with the property ownership team to discuss operations and financial performance.
- Sending out renewals 60 days before lease expiration.
- Maintain sub 4% delinquency rate.
- Maintain property occupancy with a minimum goal of 90%.
- Maintain income and expenses according to a set annual budget.
- Maintain correct and up to date tenant ledgers.
Qualifications
- Previous experience in residential property management, leasing, or real estate (preferred)
- Strong understanding of property operations and tenant management
- Excellent communication, organization, and problem-solving skills
- Ability to work independently and manage time effectively
- Familiarity with local rental laws and housing regulations is a plus
- Experience with AppFolio property and housing regulation (preferred)
