Job Overview

• Company: Kems Construction LLC.
• Salary/Pay Rate: $125,000 to $140,000 per year (based on experience) plus Year-End Bonus.
• Location: Danvers, MA.
• Job/Employment Type: Full Time.
• Schedule: Monday - Friday.
• Project Scope: Residential / Multi-Family Podium Style.
• Mandatory Licenses & Certifications: OSHA 10 Certification.

The Opportunity

You will serve as the primary field leader for high-stakes multi-family developments, managing every aspect of the build from the ground up. This role offers the unique chance to work for a developer-builder where you can learn the business side of real estate while maintaining full autonomy over your site. You will be a critical driver of growth for a small, expanding firm that owns every asset it constructs.

How You Will Make an Impact

• Direct all daily field operations for multi-family podium-style projects to ensure strict adherence to architectural plans.
• Coordinate complex logistics within tight urban settings to maintain site accessibility and project momentum.
• Supervise subcontractors and internal crews to guarantee that all work meets the company's high standards for quality.
• Enforce rigorous safety protocols and OSHA standards to maintain a zero-incident environment on the job site.
• Execute detailed project schedules to ensure timely delivery of units while managing material procurement and site flow.
• Communicate effectively with stakeholders and project managers to resolve technical discrepancies before they impact the budget.
• Mentor junior team members by sharing technical expertise in residential development and podium construction techniques.

Required Qualifications & Experience

• Minimum of 10 years of experience as a Site Superintendent specifically in multi-family residential construction.
• Proven track record of successfully managing podium-style building projects from start to finish.
• Demonstrated ability to manage high-density construction sites within challenging, tight urban environments.
• Strong communication skills and the ability to operate effectively as a self-starter with minimal oversight.
• Valid OSHA 10 certification and a history of maintaining impeccable site safety records.

Preferred Qualifications & Experience

• Possession of a valid Builder’s License.
• Advanced proficiency in interpreting structural drawings for podium and multi-family wood-frame transitions.
• Experience working in a "mobile office" capacity with high organizational efficiency.
• Valid OSHA 30 Certification.
• MA Hoisting license.
