What are the responsibilities and job description for the Preconstruction Manager - Custom Homes. position at Keel Custom Homes?
Keel Custom Homes
Preconstruction Manager - Custom Homes
Henrico, VA (Staples Mill Rd). Full-time, in office.
Run preconstruction at Keel, and build it the way it should run.
Keel Custom Homes builds custom homes on our clients' lots across Central Virginia. We need one person to own everything between signed contract and construction start: the team, the process, the schedule, and the start number.
You'll lead our preconstruction team (selections, drafting and design coordination, and precon coordination), report to the Division Manager, and sit on Keel's management team. You'll have the authority to change the process when the same problem shows up twice.
What you'll own
- Start targets. Set, and then meet, our monthly and annual start projections with the Division Manager, Sales, and Construction. Contract-to-start time is your number.
- The team. Lead, train, and develop the precon team so it runs when you're out of the room.
- The process. Own it, improve it, and fix it when the same problem shows up twice.
- Complete packages. Release start packages to the field complete and in sync: plans, specs, selections, and budget. Catch design problems before the start, not after.
- Outside relationships. Own the consultant, engineer, and jurisdiction relationships the department runs on, and act when a partner keeps missing.
- People decisions. Hiring, training, and bi-annual growth reviews for every direct report.
- The weekly rhythm. Run the weekly precon meeting and keep every job on a current, visible schedule.
- Clean releases. Permits, plot plans, stakeouts, and lot inspections done before any job goes to the field.
Who does well here
Decisive without being a jerk about it. You make the call when a job stalls or two departments disagree. You're organized, but you don't need a written procedure for everything. You stay calm when the backlog gets reshuffled, and you set your own agenda.
What you bring
- 8 years in residential construction (custom, semi-custom, production, or design-build), with 3 years leading people.
- You can still read a plan set, spot a constructability problem, and talk straight with a superintendent or building official.
- A track record of building a team: people you hired, trained, and moved up.
- A process you changed, and results you can point to.
This isn't for you if...
You're a coordinator looking for a bigger title, you'd rather do the work than lead the people doing it, or you'd rather escalate a hard call than make it.
What we offer
- $110,000 base, based on experience, plus bonus
- Health insurance, PTO, and 401(k) match
- Technology package and professional development
- A seat on the management team and real authority over your department
Our values: Service First, Always Do the Right Thing, Have Fun, Constant Pursuit of Excellence.
To apply: Send your resume and tell us about the last team you built and one process you changed. A few sentences is plenty.
