The Special Projects Manager is responsible for the sales, pricing, planning, execution, monitoring, coordination, and closure of each assigned project, working with the Project Team. The Special Projects Manager plans for and designates project resources develops budgets and directs progress. The Special Projects Manager is accountable for each assigned project's scope, team performance, resources, and overall success. The position communicates project specifications and details with all levels of the Company’s management and field teams and externally with clients, subcontractors, and vendors. The Special Projects Manager develops and maintains a relationship with the customer and ensures the quality of work and adherence to customer-specific KPIs are met.

Essential Job Functions

  • Responsible for managing and overseeing all special projects, repair requests, and scope walks requested by customers.

  • Working closely with the project team, managing special projects from initial client contact and proposal phases to the hand-off to the field teams through the accounting project close.

  • Complies with the customer’s priority matrix and service level requirements.

  • Manages and mentors field resources, subcontractors, and vendors.

  • Establishes, maintains, and fosters positive long-term client relationships.

  • Leads the preconstruction process, which includes site surveys and site walks, subcontractor selection, and preparation of client proposals.

  • Communicates outsourced scopes of work with subcontractors and vendors, negotiates pricing, and works with the Project Team to process subcontract documents or P.O.s.

  • Develops and prepares budgets and estimates for all required scopes of work; plans and designates project resources and oversees progress.

  • Ensures that all work requests are completed on schedule and updated in customer systems.

  • Responsible for managing a designated budget to meet financial expectations and communicating profitability to management.

  • Coordinates acquisition of all required permits.

  • Responsible for timeliness and accuracy of all subcontracts, vendor P.O.s, and change orders.

  • Ensures weekly customer update reports for client and Company are accurate and timely.

  • Verifies employee time allocated to projects is correct; ensures daily timeliness and accuracy of timesheets for all on-site personnel.

  • Serves as a responsible leader, through the direction and guidance of the Company, to ensure all safety requirements for assigned projects are upheld, adhering to all aspects of our Health, Safety, and Environmental Program, both for self-protection and for the protection of co-workers, subcontractors, the public, and customer representatives.

  • Other duties as assigned.

Education, Experience, and Skills

  • 2 - 5 years experience with related project management experience or equivalent.

  • Strong technical knowledge and experience in General Building, Plumbing, Electrical, Kitchen Equipment, and HVAC/Refrigeration commercial construction trades.

  • Provide customer focus, always considering the impact on our customer and their customers.

  • Demonstrates strong written and verbal communication skills with all levels of the project.

  • Preconstruction process experience, including site surveys and site walks, subcontractor/vendor selection, and preparation of budgets and client proposals.

  • Scheduling, purchasing, estimating experience, managing personnel, vendors, and subcontractors.

  • Able to deal with frequent changes, delays, or unexpected events and communicate accordingly.

  • Must have a flexible schedule and be willing to work some nights and weekends as needed.

  • Ability to read and understand plans and specifications.

  • Ability to assess problems and create a scope of work for solutions.

  • Proficient with computers and familiar with Microsoft software suite.

  • Experience with Microsoft Project is preferred.

  • Experience with PlanGrid and Bluebeam is a plus.

  • Demonstrates attention to detail, creative problem-solving, and analytical skills.

  • Ability to identify a need, remove barriers, and use knowledge to make things happen.

  • Before employment, the employee must possess (or be able to obtain) an appropriate state driver's license, a clean driving record, and reliable transportation.

Cirks Construction Inc. (CCI), dba KDC Construction, offers a competitive salary/hourly range of $72,904 to $91,129 per year – while considering the candidate’s experience and a comprehensive benefits package for full-time employees:
