Multifamily Property Management - Assistant Portfolio Manager

KBC Management, Inc
Portland, OR Full Time
POSTED ON 10/8/2026
AVAILABLE BEFORE 2/4/2027

Assistant Portfolio Manager

Problem solver: Part property operations and project manager. Part people manager. Part right hand to our Portfolio Managers.

We are a growing property management company looking for an experienced Assistant Portfolio Manager who knows how to keep properties, people, projects, and details moving in the right direction.

This is not a purely administrative role. You will be out at properties, working alongside on-site managers, solving tenant issues, reviewing financial information, coordinating vendors, preparing notices, and helping our Portfolio Managers stay ahead of what is happening across their portfolios.

You need to know property management. Strong working knowledge of local and state Fair Housing laws is a must, and experience with AppFolio is required.

If you are organized, confident, detail-oriented, good with people, and the kind of person who sees something that needs attention and follows it through to completion, we should talk.

What You’ll Own

The properties

Be another set of experienced eyes across the portfolio. Conduct property inspections and six-month unit walk-throughs, identify maintenance and operational concerns, and work with on-site managers to make sure vacant units are truly market ready.

Pay attention to what is happening at the property—not just what is showing up on a report—and help address issues before they become bigger problems.

The numbers

Help Portfolio Managers keep a clear picture of property performance. Assist with monthly owner statement narratives, annual budgets, service contract bids, financial reports, reconciliations, and month-end review.

Work closely with our accounting team to investigate discrepancies, verify information, and make sure the numbers tell the right story.

The residents

Step in when a resident issue needs additional attention. Respond to escalated concerns professionally, investigate what happened, determine next steps, and help bring issues to resolution.

Prepare lease violations, eviction notices, and other property management documentation with a strong understanding of Fair Housing requirements and applicable landlord-tenant laws.

The projects

Help turn “we need to get this done” into done.

Collect bids, build comparisons, coordinate with contractors and vendors, track project status, follow up when things stall, and keep Portfolio Managers informed along the way.

We are looking for someone who understands that assigning or emailing something is not the same as completing it. You own the follow-through.

The people

Build strong working relationships with on-site property managers, residents, vendors, contractors, clients, and the KBC corporate team.

Support and train on-site managers, answer questions, provide guidance, and help reinforce consistent property management practices across the portfolio.

You should be comfortable having difficult conversations when necessary while maintaining professionalism, fairness, and good judgment.

You’ll Probably Love This Role If You

  • Know Fair Housing requirements well enough to recognize potential problems before they become problems.
  • Have hands-on experience using AppFolio in a property management environment.
  • Are organized enough to keep multiple properties, projects, deadlines, and follow-ups moving at the same time.
  • Notice when something is off and investigate rather than assuming someone else will handle it.
  • Can confidently communicate with residents, employees, vendors, contractors, clients, and leadership.
  • Understand that great property management requires both good customer service and consistent enforcement of policies and lease requirements.
  • Are comfortable reviewing financial reports and digging into details when the numbers don't make sense.
  • Can coach and train on-site employees without making every question feel like a crisis.
  • Know when you can solve something yourself and when an issue needs to be escalated.
  • Take ownership of the finished result, not just your piece of it.

What You Bring

  • Strong working knowledge of local and state Fair Housing laws and property management requirements.
  • Previous property management experience.
  • AppFolio experience is required.
  • Excellent written and verbal communication skills.
  • Strong interpersonal and customer service skills.
  • Ability to train, coach, and support on-site employees.
  • Solid understanding of property maintenance and the basic materials, methods, and processes involved in maintaining multifamily properties.
  • Comfort working with financial reports, budgets, spreadsheets, and property-level accounting information.
  • Proficiency with Microsoft Office, including Excel.
  • Strong judgment, follow-through, and problem-solving skills.
  • A valid driver's license and reliable vehicle for regular travel to properties within your assigned portfolio.

What Success Looks Like

Properties are being inspected regularly. Vacancies are market ready. Resident concerns don't linger. Notices are accurate and compliant. Vendors respond. Projects keep moving. Financial questions get answered. On-site managers feel supported and accountable.

Most importantly, our Portfolio Managers have someone they can trust to see what needs to happen, take ownership of it, and follow it through.

The Person We’re Looking For

You are equal parts property management professional, organizer, and problem solver.

You can walk a property and notice what needs attention, review a financial report and spot something that doesn't look right, talk through a difficult resident situation, coach a manager, chase down a vendor, and still remember the three things you promised to follow up on yesterday.

You don't need someone to tell you every next step. You ask good questions, use good judgment, communicate when something isn't working, and keep moving until the issue is actually resolved.

Most importantly, you are someone our Portfolio Managers can trust to take something off their plate—and know it will get done.

To apply, send us your resume and a short note about your property management experience, your experience with AppFolio, and your knowledge of Fair Housing requirements.
