What are the responsibilities and job description for the Construction Project Coordinator - Development & Commercial position at Kay Builders?
Kay Builders | Allentown, PA (Lehigh Valley) | Full-time, In-Person
Must live within commuting distance of Allentown, PA, relocation assistance is not offered
About the Role
Kay Builders is a third-generation, family-owned home builder and land developer that has shaped the Lehigh Valley for more than 60 years. We’re growing into commercial, mixed-use and multifamily development, and we need a sharp, organized coordinator to help run projects from land acquisition through construction closeout.
What You’ll Do
This is not a back-office admin role. If you have a few years of commercial construction or land development experience and want to grow into a project manager, this is the seat for it. You’ll see every side of a project, from zoning to pay apps, and we’ll invest in teaching you.
• Coordinate the Schedule. Build and maintain project schedules (Microsoft Project or similar) from acquisition through completion; update them weekly and flag slippage before it becomes a problem.
• Hold Partners Accountable. Coordinate civil engineers, architects, surveyors, traffic engineers, attorneys and other consultants; keep action-item logs and chase down open items.
• Keep approvals moving. Track zoning, variances, land development and building permits; prepare submissions and manage resubmissions with municipalities and agencies.
• Support construction administration. Track RFIs, submittals, change orders, Invoices and punch lists; help prepare AIA pay applications (G702/G703, G701) and draw requests.
• Keep everyone informed. Maintain organized project files (plans, contracts, permits, approvals) and prepare concise status reports for ownership.
What You Bring
• 1–4 years of experience in commercial construction (GC, developer, CM, or engineering firm) — project coordinator, assistant PM, project engineer, or similar
• Bachelor’s degree in construction management, Civil Engineering, Architecture, Real Estate, or related field — or equivalent hands-on experience
• Working knowledge of construction documents, RFIs, submittals, change orders and pay applications
• Strong Excel skills; comfortable with scheduling software
• Highly organized, detail-oriented, and persistent with follow-up — you don’t let things fall through the cracks
• Must live within commuting distance of Allentown, PA, relocation assistance is not offered
• Curious and coachable — you want to learn the development business, not just do a task list
Nice to Have
• Procore and Bluebeam experience
• Exposure to land development, zoning, or municipal permitting in Pennsylvania
• Familiarity with AIA contract documents
