What are the responsibilities and job description for the Maintenance Director position at Katahdin Property Management?
Job Description: Our property management company is searching for a full-time Maintenance Director to build a successful Maintenance Team to care for our growing portfolio of apartments and commercial rental units. The MD will oversee the Maintenance Team to fulfill all work requests, coordinate 3rd party contractors, and ensure preventative/annual maintenance occurs on a seasonal/annual basis as needed. They will oversee Appfolio workflows, scheduling, maintain the calendar, and ensure record keeping by the Maintenance Team. The MD will help to supervise major building renovations and remodeling and adding new units to existing buildings. Specifically, the MD will assist with project management, budget tracking, construction draws, quality control, and oversight. At least initially, this role requires hands-on skills to work alongside our maintenance team to fulfill maintenance needs. The MD will be responsible for developing a hiring plan and overseeing the interviewing and onboarding of new team members. This role requires strong supervisory and administrative aptitude.
Compensation: $40-50/hr based on experience. Overtime (more than 40 hours from Sunday-Saturday) is paid at 150% of base wage.
Start date & Commitment: Starts ASAP. We expect this position to make at least a 2 year commitment to KPM.
Location: Primarily in Brunswick Maine with frequent travel to Southern and Midcoast Maine. Weekly meetings at KPM offices in Brunswick. Employees are responsible for their own transportation, computer, and related travel and telecommuting expenses. KPM offers mileage reimbursement (currently at $.15/mile) and may provide company vehicles as able.
Supervisor: Director of Operations
Hours: Approximately 40 hours per week. Mostly weekdays with occasional weekend work on urgent tasks. Eligible for overtime after 40 hours/week.

Requirements:
- Positive, friendly, ‘can do’ attitude that provides leadership to the Maintenance Team along with any construction and design team members. Must have excellent etiquette and customer service mindset.
- Demonstrated leadership and teambuilding experience in positions overseeing or coordinating other workers.
- At least 10 years of professional experience in a field(s) such as maintenance or facilities supervision.
- Strong computer skills and ability to use and learn database and portfolio management software such as Appfolio.
- Candidate must be a dedicated learner who can acquire new skills quickly. We value formal education but recognize that skills are developed through a variety of paths.
- High degree of personal responsibility, self-direction, integrity, honesty, work ethic, and friendly attitude.
- Strong judgment in triaging and prioritizing competing operational needs, and allocating time and resources appropriately.
- Ability to manage a team and ensure that group goals and tasks are accomplished.
The MD attends the weekly in person KPM staff meetings where they deliver a weekly report and lead a weekly Maintenance Team meeting.
The MD must track all hours in Clockify down to 15 minute intervals and designate them to the relevant property or task.
The MD will learn Appfolio for work requests and other relevant maintenance workflows and supervise the use and implementation of these for the Maintenance Team.
