Position Summary
We are seeking an experienced Land Project Manager to oversee residential land development projects from acquisition support through entitlement, design, permitting, and construction. This individual will be responsible for managing the development process, coordinating with consultants and public agencies, and ensuring projects are delivered on schedule and within budget.
The ideal candidate is organized, proactive, and experienced in navigating municipal entitlement processes while collaborating with internal teams, engineers, planners, and contractors.
Key Responsibilities
- Manage residential land development projects from due diligence through project completion.
- Lead entitlement efforts, including zoning, annexation, subdivision plats, site plans, and permitting.
- Coordinate with civil engineers, surveyors, architects, environmental consultants, and utility providers.
- Manage project schedules, budgets, and development timelines.
- Prepare and track development budgets, consultant contracts, and project expenditures.
- Represent the company at meetings with municipalities, planning commissions, utility agencies, and neighborhood groups.
- Oversee the preparation and review of engineering plans and construction documents.
- Monitor permitting and agency approvals to maintain project schedules.
- Identify project risks and develop solutions to minimize delays and costs.
- Coordinate with acquisition, construction, and sales teams throughout the development process.
- Ensure compliance with local, state, and federal regulations.
Qualifications
- Bachelor's degree in Civil Engineering, Construction Management, Urban Planning, Real Estate, or a related field preferred.
- 5 years of experience managing residential land development projects.
- Strong knowledge of land entitlement processes, zoning regulations, subdivision development, and municipal approvals.
- Experience managing consultants and multidisciplinary project teams.
- Excellent project management, budgeting, and scheduling skills.
- Strong communication and negotiation abilities.
- Proficiency with Microsoft Office; experience with project management software is preferred.
Preferred Qualifications
- Experience working with residential homebuilders or land developers.
- Familiarity with infrastructure development including roads, utilities, grading, and drainage.
- Understanding of development agreements, impact fees, and municipal development standards.
