Assistant Superintendent

Summary

This is a full-time role for an Assistant Superintendent for our jobsites located in the NJ and NY area. The Assistant Superintendent supervises the field construction of a project, including organization, planning, coordination, and scheduling.

Duties/Responsibilities:

• To have comprehensive knowledge of general contract and subcontract documents, drawings, and specifications and to develop the on-site plans and procedures for the implementation of the work.
• To develop within the project documents the quality control procedures and requirements.
• To have comprehensive knowledge of the job estimate and to see that the work under his direction and control is performed within the parameters of the estimate.
• To plan the construction program, including procedures, plant layout, equipment, manpower and temporary construction services, and review the program with the Project Manager.
• To be responsible for the preparation of detailed area and trade schedules, to keep them properly updated, and to see that the job does everything feasible to meet the required dates. These schedules must be coordinated with the Project Manager for assurance of feasibility.
• To coordinate, and direct when necessary, the activities of inspection agencies and to effect remedial actions indicated by the reports of these agencies.
• To handle all job labor relations, obtaining help when necessary from the Project Manager or appropriate labor relations representative.
• To prepare regular and special reports for job meetings and attend same.
• To assist the Project Team in reviewing and approving monthly estimate of work completed, payrolls, material invoices, and all other disbursements.
• To assist in the timely preparation of Kajima’s monthly requisitions and to see that they are promptly reviewed and approved, if required, by the Client’s field representative.
• To adhere to and positively support the company’s safety policy as set forth in the company’s Safety Manual.
• Perform additional assignments as required by the operating needs of the Regional Office or as directed by the Project Manager.

Qualifications

• A four-year degree in Construction, Engineering, Architecture, or equivalent experience.
• At least four years (for Project Superintendent, at least six years) of Building Construction experience.
• Interior construction project experience required.
• Adequate knowledge of construction cost, scheduling, line and grade (survey), estimating and engineering principles and techniques.
• Knowledge of various construction methods and materials, their characteristics, installation procedures and tolerances.
• Demonstrates management, leadership, and interpersonal skills.
• Willing to work flexible hours to meet project needs (for example, early mornings, late nights, night shifts, concrete pours, floor coating/cleaning, shutdowns, or work in areas after others have rotated out).
• Willing to work in New Jersey and New York City as needed.

The base salary range for this position is $100,000.00 - $130,000.00 annually. Actual compensation will be determined based on experience, qualifications, and other job-related factors permitted by law. This range represents the anticipated salary for this position at this time. Details about eligibility for bonus compensation (if applicable) will be finalized at the time of offer.
