What this role is
A 1-year, part-time, in-person contract in which you'll train on our proprietary processes and software, run market research and due diligence on potential real estate deals, and contribute to our acquisitions work. The role is structured for multi-month tenure — recent hires have stayed 6–7 months. School-credit arrangements available for current students. NDA required.
Position Details
- Title: Emerging Markets Specialist
- Employment type: Part-time, ~20 hours/week
- Location: In-person, Lehi, Utah
- Start date: Immediately
- Contract: 1-year employment contract NDA required
- Compensation: $15/hour, plus bonus structure:
◦ $500 when a deal goes under contract
◦ $1,500 when a deal receives full city entitlement
◦ Bonuses paid in full for deals you originate. When the team sources a lead to you and you carry it through, the bonus is paid at 50%.
What you'll do
- Conduct market research to identify emerging trends, active markets, and investment opportunities
- Analyze sales trends, market demographics, and economic indicators using our internal software
- Source potential deals through online databases, networking events, and industry contacts
- Run due diligence on potential deals — financial analysis, property review, and legal screening
- Prepare investment memos and presentations to communicate findings to senior management
- Collaborate cross-functionally with acquisitions, development, and finance teams
- Stay current on industry trends and contribute to process improvements
What we're looking for
- Strong analytical skills with proficiency in financial modeling and data analysis
- Excellent written and verbal communication, with the ability to convey complex concepts clearly
- Ability to work both independently and collaboratively in a fast-paced environment
- Working knowledge of real estate markets, investment principles, and legal/regulatory basics
- Proficiency in Microsoft Excel; familiarity with Monday.com and real estate analysis software a plus

Specialists in this role have the opportunity to learn from, shadow, and participate in the entitlement process for the projects they source. Kairos is in a growth phase — as the team scales, new roles may open that don't exist on the org chart today.
