• Job Title: Emerging Markets Team Specialist
• Employment Type: Part- time, estimated 20 hours per week.
• Start Date: Immediately
• Contract: 1-year employment contract required.
• Compensation and Benefits:
• Hourly Rate: $15.00 per hour
• Bonus Structure:
• $500 bonus when a deal you procure goes under contract.
• $1,500 bonus when a deal you procured receives full city entitlement.

Description

Kairos Communities is seeking a highly motivated and analytical intern to join our Real Estate Emerging Markets Team. As a member of this team, you will play a pivotal role in identifying and evaluating potential real estate deals in emerging markets. Utilizing advanced data gathering techniques, rigorous analysis, and our proprietary processes within our internal software, you will help us uncover opportunities that align with our strategic objectives. Due to the training received on the job for this position, a one year contract and NDA are required.

Responsibilities

• Market Research: Conduct comprehensive market research to identify emerging trends, hot markets, and potential investment opportunities, utilizing our proprietary data analysis tools.
• Data Analysis: Analyze real estate data including sales trends, market demographics, and economic indicators using our internal soware to identify lucrative opportunities.
• Deal Sourcing: Utilize various channels such as online databases, networking events, and industry contacts to source potential real estate deals, while leveraging our proprietary deal sourcing algorithms.
• Due Diligence: Conduct thorough due diligence on potential deals including financial analysis, property inspections, and legal assessments, utilizing our internal due diligence processes.
• Presentation: Prepare detailed investment memos and presentations to communicate findings and recommendations to senior management, utilizing our internal reporting tools. Collaboration: Collaborate with cross-functional teams including acquisitions, development, and finance to ensure alignment with company objectives, utilizing our internal collaboration platform.
• Continuous Improvement: Stay abreast of industry trends, best practices, and technological advancements to continuously improve processes and methodologies.

Requirements

• Strong analytical skills with proficiency in financial modeling and data analysis.
• Excellent communication and presentation skills, with the ability to convey complex concepts to diverse audiences.
• Proven ability to work both independently and collaboratively in a fast-paced environment. Knowledge of real estate markets, investment principles, and legal regulations. Proficiency in Microsoft Excel, Monday.com, and real estate analysis software.
