Make-Ready Technician (Multi-Site), Elevate Communities

Reports to: Maintenance Supervisor, Nate Glinsey

Location: Jacksonville, FL (portfolio-wide role; requires local travel between properties)

This role is intentionally designed around a set time allocation to protect turn timelines and create portfolio-wide project capacity:

The Opportunity:

The Make-Ready Technician is a roving, portfolio-wide role focused primarily on turning vacant units to market-ready condition across Elevate Communities' Northeast Florida properties. Reporting to the Maintenance Supervisor, the role is built around a set allocation: roughly half of the technician's time is dedicated to make-readies and unit turns, with the balance split between special projects and general facilities support. This structure gives Elevate flexible, high-quality turn capacity that is not tied to any single site, protects leasing and occupancy timelines, and frees site teams and the Maintenance Supervisor to focus on day-to-day operations. The ideal candidate is a skilled, self-motivated technician who works independently, travels comfortably between properties, and holds a high standard for quality, speed, and resident-ready finishes.

What you are great at (Responsibilities):

Make-Readies & Unit Turns (≈ 50% of time — primary focus)

● Complete unit turns across the portfolio: inspect, repair, and deliver market-ready apartments on schedule

● Perform full punch-list work including plumbing, electrical, HVAC checks, appliance repair/replacement, carpentry, drywall, paint, flooring, doors, locks, and hardware

● Partner with community managers and the Maintenance Supervisor to hit turn timelines tied to leasing and occupancy targets

● Maintain a consistent, resident-ready quality standard on every turn, regardless of property

● Travel between communities as scheduled to keep turns moving and prevent make-ready backlogs

Special Projects (≈ 25% of time)

● Execute portfolio-wide special projects and property upgrades as assigned by the Maintenance Supervisor

● Support capital projects, seasonal maintenance, and value-add improvements

● Assist vendor-supported work with prep, punch, and quality checks

● Take on focused assignments that free site teams to manage daily operations

Facilities Support & General Maintenance (≈ 25% of time)

● Provide overflow maintenance and work-order support across properties during high volume or staffing gaps

● Perform preventative maintenance and routine inspections of buildings, systems, and grounds

● Respond to general repair needs across plumbing, electrical, HVAC, and appliances

● Support common-area, amenity, and life-safety upkeep

Documentation & Communication

● Complete work orders accurately and on time using the property management system (AppFolio)

● Track materials, parts, and tools used across sites

● Communicate priorities and progress to the Maintenance Supervisor and on-site teams

Safety, Compliance & Resident Service

● Follow safety regulations, building codes, EPA requirements, and company policy; use equipment and PPE properly

● Support lead (RRP) and life-safety compliance programs

● Provide professional, courteous service to residents at all locations

● Participate in the multi-property on-call rotation for after-hours emergencies

What you have already achieved (Requirements):

● High school diploma or equivalent

● 3 years of maintenance experience, preferably in multifamily or residential properties, with a strong track record on unit turns / make-readies

● Strong working knowledge of plumbing, electrical, HVAC, and appliance repair

● Ability to work independently with minimal supervision across multiple locations

● Excellent organizational and time-management skills

● Strong customer service and communication skills

● Valid driver's license, reliable transportation, and willingness to travel between sites

● Ability to lift up to 50 lbs, climb ladders/stairs, and work indoors and outdoors in varying conditions

Preferred Qualifications:

● EPA Universal Certification or HVAC certification

● CPO (Certified Pool Operator) certification

● Experience with AppFolio or multiple property management systems

● Prior make-ready / turn-team or multi-site maintenance experience

● Bilingual (English/Spanish) a plus

Time Commitment:

8am-5pm Monday-Friday; on-call rotation on weekends

Compensation Package:

● $28.85/Hr

● $7,200 annual gas stipend

● $2,000 Short-Term Incentive
