Janitor/Landscaper

Summary/Objective:

Under general or direct supervision, the Janitor/Landscaper cleans and provides general maintenance of the company office complexes, rental units, travel trailers, and houses, and creates and maintains a flawless landscaping environment for our property.

Essential Janitorial Functions:

• Sweeps, scrubs, mops, and polishes floors.
• Ability to clean floors on hands and knees.
• Vacuums carpets, rugs, stairs, hard surface floors, and upholstery.
• Cleans all counters, baseboards, doors, and molding.
• Shampoos carpets, rugs, and upholstery when warranted.
• Dusts and polishes furniture, cabinets, and office equipment.
• Cleans metal fixtures, and small appliances.
• Clean all ceiling fans, and lights.
• Clean inside and outside of refrigerators.
• Deep clean microwaves.
• Empties and cleans all trash containers.
• Empty recycling containers, may sort recycling items.
• Disposes of trash in a sanitary manner.
• Maintain cleanliness of the breakroom, and all restrooms.
• Ensures that the breakroom, and restrooms are stocked with necessary supplies.
• Washes dishes and puts them away.
• Cleans wash basins, sinks, mirrors, tubs, and showers.
• Wipes down and cleans all glass surfaces.
• Washing, drying, and folding linens.
• Moves equipment and furniture for proper cleaning and place furniture back in correct placement.
• Cleans assigned areas with the use of assigned materials and equipment. Sanitize all surfaces.
• Washes walls, windows, furniture, baseboards and other items to maintain a clean, safe environment.
• Cleans all ceiling and floor vents.
• Wash windows, window seals, and window blinds.
• Sweep and maintain the sidewalk and entry way of building perimeter.
• Maintains company grounds free from litter and debris.
• Seeks out areas requiring cleaning; takes initiative to complete the task.
• Perform routine maintenance tasks.
• Minor painting.
• Replace light bulbs as needed, and filters.
• Organize custodial closets and spaces.
• Maintain working condition of cleaning equipment.
• Completes all tasks assigned by supervisor.
• Performs other duties as assigned.

Essential Landscaping Functions:

• Basic duties include digging, raking, mowing, trimming, edging, watering, weeding; moving sod, soil and mulch; planting flowers, hedges and trees; tree pruning, landscape and/or turf and sod installation, blowing and sweeping, changing trash bags, collecting litter, power-washing surfaces, etc.
• Receives direct and specific direction from immediate supervisor as to work assignments and quantity and quality of work expectations.
• Maintain good relationships with clients and co-workers.
• Follow a to-do list and procedures as well as be proactive to create lists for property care and improvement.
• Maintain landscape and garden areas as needed by planting, trimming, fertilizing, mowing, or other activities.
• Installs, maintains, feeds, prunes, trims, and waters a variety of ornamental plants, trees, and shrubs in order to maintain a beautiful environment.
• Manually removes, installs, and maintains plant material in beds and containers. Relocates specimen trees and shrubs. Designs or assists in design of landscaping beds.
• Cleans fountains and ponds as needed. Keeps gardens and green spaces clear of debris.
• Operates machinery for loading, unloading, and transporting materials, equipment, and supplies.
• Installs and maintains the sprinkler and irrigation systems that keep lawns, gardens, and various green spaces watered.
• Monitors irrigation lines so they can find a problem faster and keeps a record of how the irrigation system performs.
• Maintains aesthetic quality and adequate clearances around driveways, paths, lighting, roadways, midways, signage, safety equipment, and other items.
• Works safely with a variety of power trimming, mowing, and tilling equipment, such as mowers, edgers, string trimmers, tractors, tillers, etc. as required by job assignment. Operates different kinds of heavy machinery such as mowers, tractors, and trenchers effectively and safely.
• Operates equipment that can include sprinklers, water lines, pumps, suction devices, valves, and other plumbing equipment.
• Inspects premises to identify infestation source and extent of damage to property, wall, and roof porosity, and access to infested locations at property.
• Exterminates unwanted creatures with the use of different techniques that are harmful to the pest.
• Sets different pest control methods like creating barriers to prevent pests from entering a building, setting mechanical traps, and placing poisonous paste or bait in sewers, burrows, and ditches.
• Ensures a building free from pests by maintaining the structural integrity of the building and ensuring the health and safety of occupants.
• Determines the type of treatment needed to eliminate the pests and clean and remove blockages from infested areas to facilitate spraying procedure and provide drainage. Cleans work site after completion of job.
• Performs other duties as assigned. Completes all tasks assigned by supervisor.

Janitorial Work Environment:

• The work is generally performed indoors, with responsibilities of outdoor cleaning and maintenance.

Landscaper Work Environment:

• The work is generally performed outdoors.

• Exposure to insects, and wildlife.

• Exposure to varying temperatures and inclement weather conditions.

Physical Demands - The physical demands below are representative of those that must be met by an employee to successfully perform the essential functions of this job:

• Must be able to stand and walk for extended periods of time.
• Must be able to bend, twist, stoop, crouch, reach, and kneel.
• Must be able to reach in all directions
• Must be able to see for purposes of reading printed materials.
• Must be able to hear and understand speech at normal levels.
• Must be able to communicate so others will be able to clearly understand.
• Must be able to wear appropriate personal protective equipment (PPE).
• Must be able to grasp and hold tools and equipment for long periods of time.
• Must be able to climb and descend step ladders and perform overhead work when required.
• Must be able to lift, carry, push, and pull up to 50 lbs.

Travel Required:

• This position requires local travel to multiple sites as assigned.

Required Education and Experience:

• Janitorial, custodian, or housekeeping/cleaning: 1 year

• Landscaping Experience: Typically requires at least 2 years of irrigation, hardscaping, planting, and pesticide experience.

Preferred Education and Experience:

• High School Diploma

Additional Eligibility Requirements:

• Must have a valid Driver’s License.
• Must have a reliable vehicle.
• May be required to drive personal vehicle to multiple worksites during the workday. Proof of current/active automobile insurance if driving personal vehicle and assigned to multiple sites.
• Must pass a pre-employment drug screen and background check.
• Must have a cell phone for communication and scheduling.
• Must be able to read cleaning supply labels, and documents.
