About the Role
We are seeking an experienced Pre-Construction Manager to join the team and take a lead role in managing the pre-construction process from initial concept through contract execution. This position will work closely with Owners, Architects, Design Teams, Project Managers, subcontractors and suppliers to develop accurate budgets, schedules and procurement strategies while providing commercial and constructability expertise throughout the design process. The ideal candidate will have 5 years of commercial construction experience, with a strong background in estimating and/or pre-construction. This is an opportunity for an experienced Estimator looking to step further into a true Pre-Construction role, or an existing Pre-Construction professional looking for greater responsibility and client exposure.
Responsibilities
- Lead the pre-construction process from conceptual design through final contract
- Work directly with Owners, Architects, Design Teams and Project Managers throughout the pre-construction phase
- Review drawings, specifications, scopes and other construction documents to identify costs, risks and opportunities
- Develop conceptual, schematic, design development and final estimates
- Establish project budgets, cost plans and detailed estimates
- Develop and maintain pre-construction schedules and milestones
- Provide constructability reviews and identify potential design, cost and schedule issues
- Lead Value Engineering / Value Management exercises and develop cost-saving solutions
- Develop project procurement and subcontracting strategies
- Build and maintain strong relationships with subcontractors, suppliers and trade partners
- Solicit, analyze and level subcontractor and supplier proposals
- Manage competitive bidding and subcontractor negotiations
- Prepare and execute subcontracts and purchase agreements
- Work closely with Project Management and Operations teams to ensure a smooth transition from pre-construction into construction
- Prepare and present estimates, budgets and proposals to Owners and internal leadership
- Assist with presentations, interviews and pursuit strategies for new work
- Identify project risks, exclusions, assumptions and opportunities throughout the estimating process
- Prepare the final contract estimate and turnover package
Qualifications
- 5 years of commercial construction experience
- Previous experience in Pre-Construction, Estimating or a similar construction management role
- Strong understanding of commercial construction means, methods and costs
- Experience working with Owners, Architects, Engineers and subcontractors
- Strong understanding of subcontractor procurement and bid leveling
- Experience with conceptual estimating, budgeting and Value Engineering
- Ability to read and interpret construction drawings and specifications
- Strong knowledge of Microsoft Office Suite
- Experience with Destiny / Beck Technology or other estimating software is preferred but not required
- Degree in Construction Management, Engineering or a related field is preferred but not required

Salary : $110,000 - $130,000
