The role of the Maintenance Technician is to provide laborer and maintenance services in the Juneau Housing First Forget-Me-Not Manor Building. The Maintenance Technician carries out routine operation and maintenance duties around the entire building. Repair and maintenance may include small apartment maintenance items, keeping the building safe, and larger projects. This position may also undertake solid waste disposal or garbage collection from time to time. This position will work closely with the program director, assistant director, and be able to communicate effectively with tenants and other staff.

General Repair and Maintenance

  • Oversee maintenance of the building and community space to assure they are clean, inviting, and safe.
  • Perform minor fixes, such as repairing small items, light bulbs, plumbing, and installation of appliances or equipment.
  • Check control panels and electrical wiring of various piping, HVAC systems, sprinkler systems, etc.
  • Diagnose mechanical issues and communicate and schedule with appropriate agencies for correcting them.
  • Oversee maintenance of the grounds, trash container areas, and common areas not allowing any trash or debris to accumulate.
  • Oversee all work associated with the upkeep and maintenance of the grounds.
  • Respond to all resident complaints promptly. Items covered under warranties should be reported to the appropriate maintenance companies and followed up for prompt repairs.
  • Respond and log work orders in response to requests for repairs from residents, coordinate completion of repairs, and close out work orders in accordance with established procedures.
  • Conduct property inspections with the landlord.
  • Maintain community-owned materials and tools in a neat and orderly manner at all times.
  • Maintain a neat and organized workshop area free of clutter and debris for these tools. Upon completion of a maintenance task, all tools and excess supplies shall be cleaned and stored properly
  • Perform preventative maintenance
  • With approval from program director purchase needed items
  • Keep stock of needed items, maintain, and organize appliances, etc.

OTHER STAFF TASKS:

  • Meet regularly with landlord/supervisor for supervision and support.
  • Perform record-keeping activities associated with parts, tenants’ units, building or as required for data collection or inter-staff communication via log.
  • Attend meetings and staff trainings as scheduled.
  • Comply with JHFC Personnel and Administrative Policies.
  • Other tasks as assigned by the director and/or supervisor.
  • Comply with cleaning procedures around the building and in units as appropriate.

MINIMUM QUALIFICATIONS :

  • Must pass JHFC background check.
  • Must have high school diploma/GED. Degree not required but preferred.
  • Must have valid driver’s license.
  • Must be over 21 years old.
  • Experience performing routine maintenance.

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:

  • Must have a profound respect and compassion for all people.
  • Must have an understanding and appreciation of the housing first philosophy and/or willingness to learn.
  • Must have strong boundaries and compassion.
  • Laws and standards that apply to OSHA Standards, local, and state building codes.
  • Basic knowledge of building maintenance, fire prevention, and liability reduction principles.
  • Ability to take apart machines, equipment, or devices to remove and replace defective parts.
  • Ability to use common tools such as hammers, hoists, saws, drills, and wrenches.
  • Basic office practices, procedures, and equipment.
  • Must have basic understanding of vulnerable populations, substance abuse, and mental illness.
  • Must have ability to work independently and with others.
  • Must have strong problem-solving skills, flexibility, and ability to multi-task.
  • Must have the ability to represent JFHC professionally with other community partners.
  • Must have the ability to understand and communicate with people of different socioeconomic and cultural backgrounds.
  • Must maintain confidentiality.
  • Must support Housing First Philosophy: Housing is a human right.

Pay: $40.00 - $45.00 per hour
