Job Summary
The Change Order Estimator evaluates modifications to the original construction scope, determines their cost and schedule impact, and prepares detailed pricing to support the development, negotiation, and approval of change orders. This role coordinates with design teams, subcontractors, and stakeholders to ensure all estimates are accurate, comprehensive, and compliant with contract and JRM company standards.
Responsibilities
- Prepare detailed change order estimates, including quantity take-offs and cost calculations for materials, labor, and equipment.
- Solicit and evaluate subcontractor and vendor proposals related to change requests.
- Provide clear, itemized cost breakdowns for client and internal review.
- Review design documents to confirm scope, identify discrepancies, and ensure accurate pricing.
- Ensure all change order estimates align with contract requirements and company estimating standards.
- Collaborate with architects, subcontractors, and suppliers to clarify scope, resolve pricing issues, and identify cost efficiencies.
- Research and maintain accurate cost data by developing strong relationships with subcontractors and suppliers.
- Participate in client and internal project meetings to review estimates and address questions or concerns.
- Conduct comprehensive plan and drawing reviews to identify scope gaps and ensure all changes are captured in the estimate.
- Analyze completed projects to compare estimated versus actual costs and identify variances.
- Assist in negotiating and preparing subcontractors change order packages or purchase orders.
Qualifications
- Bachelor’s degree in construction management, Engineering, Architecture, or a related field preferred.
- 2 – 3 years of experience in construction estimating, change management, or project coordination.
- Experience working with subcontractors, vendors, and project teams in a commercial construction environment.
- Effective verbal and written communication skills to coordinate with APMs, project teams, architects, and subcontractors.
- Strong organizational skills, with the ability to manage multiple change requests and competing deadlines.
- Demonstrate proficiency in reading commercial construction plans and specifications
Computer Systems
- Microsoft Office (Excel, Word, PowerPoint, and Outlook), Procore (preferred but not required), and Timberline (preferred but not required)
Salary Information
- To the extent this position is performed in New York City, the annual salary range for this role is $75,000 - $100,000.
