Overview
The Operations Manager is responsible for the overall performance, efficiency, and growth of a multi-service property that includes a laundromat, a self-storage facility, and a self-serve car wash. This role oversees daily operations, staff management, cash controls, customer experience, leasing/storage rentals, and facility upkeep, while identifying opportunities to increase revenue and streamline operations.
The ideal candidate is hands-on, detail-oriented, financially responsible, and growth-focused, with the ability to manage people, processes, and multiple revenue streams under one operation.
Duties
- Oversee daily operations of the laundromat, storage units, and self-serve car wash
- Ensure all equipment is operational; coordinate repairs, preventative maintenance, and vendor service calls
- Maintain cleanliness, safety, and organization across all facilities
- Monitor utility usage (water, electricity, gas) and identify cost-saving opportunities
- Implement and improve standard operating procedures (SOPs)
- Supervise laundromat attendants and on-site staff
- Set clear expectations for customer service, cleanliness, and productivity
- Conduct performance check-ins and address issues promptly
- Ensure coverage during peak hours and manage call-outs effectively
- Manage daily cash handling, deposits, and reconciliation
- Monitor revenues across all services (washers/dryers, storage rentals, car wash bays)
- Track expenses, supplies, and inventory
- Assist ownership with weekly/monthly reporting, budgeting, and performance metrics
- Identify opportunities to improve profitability and reduce waste
- Market and lease storage units to maximize occupancy rates
- Handle inquiries, tours, move-ins, move-outs, and customer accounts
- Enforce lease agreements, payment collection, and delinquency follow-up
- Maintain accurate records of unit availability and tenant information
- Ensure a positive, professional experience for all customers
- Address customer complaints and resolve issues efficiently

Qualifications
Required
- 3 years of experience in operations management, facility management, retail, or service-based business
- Proven experience managing staff, schedules, and daily operations
- Strong cash handling and financial accountability experience
- Excellent organizational and problem-solving skills
- Ability to manage multiple business units simultaneously
- Strong customer service and communication skills
- Reliable, self-motivated, and detail-oriented
Preferred
- Experience in laundromats, self-storage, car washes, or similar cash-based businesses
- Basic understanding of equipment maintenance and vendor coordination
- Experience increasing revenue, improving occupancy, or streamlining operations
- Familiarity with POS systems, access control software, or property management tools
Pay: From $15.00 per hour
