Director of Property Management
Rapidly growing Multi-Family Real Estate company seeks an energetic and detail-oriented Director of Property Management to lead all aspects of property management, leasing, and marketing. The successful candidate will be responsible for over 30 New Jersey properties with 4,000 units. The Director will also lead marketing efforts to build upon our reputation and quality standards and provide outstanding service to residents.
Responsibilities:
· Plan and schedule the personnel management, inspections, work orders and unit turnover completion, capital project management, budgeting and purchasing.
· Establish personnel needs across the region to ensure all properties are properly staffed with the appropriate skill sets.
· Drive and oversee all leasing and renewal activities including setting and achieving occupancy goals, target pricing and applications.
· Use understanding of market trends to monitor and implement promotions and programs.
· Develop training programs and procedures to mentor and oversee the leasing team.
· Lead weekly management and daily staff meetings.
· Evaluate and critique performance, develop plans for improvement, and provide guidance and technical support related to repairs and maintenance of all properties.
· Inspect properties to ensure that cleaning, ground keeping, inventory control, and general maintenance is being performed according to company policies and procedures, and that the property consistently has excellent curb appeal.
· Recognize required repairs and recommend upgrades with applicable solutions and estimated costs. Inspect all sitework for quality, cleanliness, and workmanship.
· Ensure all building heating and cooling systems are in proper working order for each season, as part of a thorough preventive maintenance program developed to ensure that all building systems, elements, and components are properly maintained and serviced.
· Bid, assign and review detailed scope of work for capital expense projects, manage competitive bidding process, identify qualified contractors, and manage projects through to successful completion.
· Communicate and coordinate effectively with all levels of the organization.
· Promote safety in all daily activities of employees working on site. Ensure compliance with safe work practices. Provide safety instruction where appropriate.

Education and Experience
Bachelor's degree or 10 years related work experience. A comparable combination of education and experience will be considered.
