Job Summary
Joseph Creek Homes is seeking an experienced and motivated Builder to oversee the construction of residential homes from permit to closing. In this hands-on role, you will manage multiple job sites, coordinate subcontractors, ensure compliance with building codes and company standards, and deliver exceptional customer experiences. The ideal candidate thrives in a fast-paced environment, balancing quality craftsmanship, budget control, and timeline efficiency to exceed homeowner expectations.
Essential Duties and Responsibilities
Manage the full construction lifecycle of multiple homes, from planning and permitting through final walkthroughs and occupancy, ensuring timely completion within budget and to the highest quality standards.
Schedule and supervise subcontractors for all phases of construction, evaluating their workmanship, efficiency, and adherence to local, state, and federal building codes, as well as Joseph Creek Homes' quality benchmarks.
Conduct daily inspections of job sites to enforce quality control, halt non-compliant work, and authorize payments only upon satisfactory completion.
Build strong relationships with homeowners, providing proactive communication, conducting orientation meetings, addressing concerns promptly, and managing post-closing warranty requests to maintain high customer satisfaction.
Collaborate closely with sales, purchasing, and management teams to resolve issues, track progress, and foster a culture of open communication and problem-solving.
Monitor and control construction costs against budgets, minimizing variances and avoiding overruns through effective resource allocation and vendor management.
Maintain clean, organized, and safe job sites, ensuring compliance with safety regulations and promoting a professional work environment.
Prepare and maintain accurate reports on schedules, budgets, subcontractor performance, and project milestones using company tools and software.
Stay current on construction methods, regulations, and industry best practices to drive continuous improvement in building processes.
Demonstrate flexibility to work extended hours as needed and adapt to unexpected delays or challenges with decisiveness and positivity.
Required Qualifications
High school diploma or GED required; Associate's or Bachelor's degree in Construction Management, Engineering, or related field preferred.
2 years of residential production building experience, with proven field management and subcontractor supervision.
Strong knowledge of construction documents, building codes, permitting processes, and all phases of new home construction.
Excellent organizational, time management, and problem-solving skills, with the ability to work under pressure and multitask effectively.
Superior interpersonal, verbal, and written communication skills for engaging with customers, trades, vendors, and internal teams.
Proficiency in BuildPro construction management software and MS Office for job tracking, costing, and reporting.
Valid driver's license and reliable vehicle; physical ability to perform site inspections, including standing/walking for extended periods, climbing, lifting up to 50 lbs., and working in varying weather conditions.
Commitment to safety, ethical practices, and delivering superior customer service.
Preferred Qualifications
4 years of experience in residential construction supervision.
Bachelor's degree in a relevant field.
Experience managing budgets, subcontractor payroll, and warranty processes in a production homebuilding environment.
Familiarity with sustainable building practices or green certifications.
