Property Manager
We are seeking an experienced, full-time Property Manager to oversee a multi-state portfolio of government-leased medical assets. This position is based in Birmingham, AL and requires travel to assigned properties for inspections. The Property Manager will have full responsibility over daily operations, financial performance, maintenance, and lease relationship management of the assigned properties.
Primary Responsibilities
- Oversee and coordinate daily operational, structural, and maintenance functions across the assigned portfolio.
- Perform regular site inspections to evaluate building conditions and ensure contract compliance.
- Serve as the primary point of contact for facility staff and government lease contracting officers to resolve issues and enhance satisfaction.
- Develop and execute operating and capital budgets, review monthly property financials, and prepare monthly accruals.
- Review and prepare monthly financial packages and quarterly performance reports for ownership.
- Identify, scope, and execute facility capital projects.
- Track and efficiently resolve maintenance requests using the Angus work order system.
- Supervise maintenance technicians and third-party vendors, including specialized lease-compliant janitorial services.
- Routinely bid, negotiate, and manage recurring service and maintenance contracts.
- Verify, code, approve, and process vendor invoices in a timely manner utilizing Yardi.
- Maintain emergency on-call availability.
- Other Responsibilities as assigned.
Requirements
- 5 years of commercial property management experience
- Healthcare or government-leased assets preferred, but not required.
- Bachelor’s degree in relevant field preferred.
- Proven ability to manage assets on-budget and interpret property financial data.
- Experience with Yardi and the Angus work order system is preferred.
- Competency in Microsoft Office (Word, Excel, Outlook, Teams).
- Exceptional oral and written communication skills for interfacing with government officials and ownership partners.
- Ability to travel to assigned properties and maintain 24/7 emergency on-call availability.
