Johnson Healthcare Real Estate and Johnson Property Services, a leader in real estate development and operations for the healthcare industry, is seeking a Facility Operations Coordinator to assist in the operations and maintenance of a new, state-of-the-art corporate headquarters office facility for a high-profile client, located in Vestavia, Alabama.

This newly constructed facility features advanced building systems including solar power generation, a geothermic HVAC system, water collection and processing system, and other highly sophisticated energy-efficient and sustainable technologies. We are seeking a candidate with an aptitude for building maintenance as well the ability to serve as a client facing concierge, assisting on an as needed basis with certain operational items.

Position Overview:

The Facility Operations Coordinator will assist with ensuring the reliable, proactive, efficient, and safe operation of all building systems for this premier Class-A office facility. This includes performing general maintenance, preventive maintenance, troubleshooting, and repairs of mechanical, electrical, HVAC, plumbing, and energy systems. The ideal candidate will have a minimum of 3-5 years of experience in a similar role.

Key Responsibilities:

· Assist with operating, maintaining, troubleshooting, and repairing complex building systems including:
- Geothermic HVAC systems
- preventative maintenance and cleaning of solar power generation and distribution systems
- Water processing and filtration systems
- Building automation and energy management systems (BAS/BMS)

· Perform routine and preventive maintenance on mechanical, electrical, and plumbing systems and overall building infrastructure as instructed by Chief Engineer.

· Assist with monitoring and optimizing system performance to ensure maximum efficiency, uptime, and occupant comfort.

· Assist with diagnosing of system malfunctions, execute or coordinate repairs, and perform hands-on troubleshooting as needed in coordination with the Property Manager and Chief Building Engineer.

· Utilize and optimize Angus work order system for the property in conjunction with the Director of Facilities.

· Maintain detailed logs, records, and documentation of system performance, repairs, and inspections.

· Ensure compliance with all safety standards, environmental regulations, and operational protocols.

· Assist with managing, coordinating, and overseeing external vendors and contractors for specialized maintenance, repairs, and service contracts in conjunction with the Property Manager and Chief Building Engineer.

· Respond to after-hours emergencies on an on-call basis as needed.

· Provide excellent customer service to building occupant, including company executives and staff, ensuring a professional and responsive maintenance environment.

· Participate in capital improvement projects, system upgrades, and energy efficiency initiatives.

· Provide administrative assistance to Chief Engineer

· Interface directly with client(s) on a daily basis.

· Maintain current weekly inventory list of café/coffee machine supplies and other specialty items including janitorial supplies. Will require making supply runs as needed, compiling and verifying shipping/packing slips and notifying Property Manager of any additional items to be ordered.

· Assist with corporate and outside special events as required, including food and beverage set up, coordination and takedown.

· Occasionally act as concierge to client for specialty requests which may include maintenance items or other service requests.

· Other miscellaneous tasks as designated by Johnson or client.

Required Qualifications:

· Minimum 2-5 years of experience in building maintenance, facilities engineering, or a related role.

· Ability to learn and understand Building Automation Systems (BAS/BMS).

· Excellent problem-solving and decision-making abilities.

· Ability to work independently and manage tasks without constant supervision.

· Proficient in Microsoft Office Suite and computer-based maintenance systems.

· Valid driver’s license.

· Must pass a pre-employment drug screening and background check.

Preferred Qualifications:

· Experience in managing sophisticated building systems within corporate headquarters, Class-A office buildings, or campus environments. Experience with Geothermic HVAC systems, renewable energy systems (solar), and water processing and treatment systems a plus but not required.

· OSHA safety certifications.

· Ability to read and interpret blueprints, schematics, and technical manuals.

· Knowledge of sustainable building operations, LEED practices, and energy management best practices a plus but not required.

Physical Requirements:

· Ability to lift up to 50 pounds and push/pull up to 100 pounds.

· Capable of climbing ladders, working at heights (including roof access), and navigating mechanical spaces.

· Able to perform physical tasks such as kneeling, bending, standing for extended periods, and using hand and power tools.

Compensation and Benefits:

Pay Range: Competitive, commensurate with experience and the responsibilities.
Full-time, 40 hours per week, plus on call.

Pay: $25.00 - $27.00 per hour
