The Project Manager is responsible for the overall planning, coordination, execution, and successful delivery of construction projects from preconstruction through closeout. This position oversees all aspects of project performance, including budgeting, scheduling, subcontractor management, client communication, quality assurance, and safety compliance. The role requires strong leadership, organizational, and problem-solving abilities to effectively manage multiple priorities and project stakeholders. Working collaboratively with clients, design professionals, field personnel, and project teams, the Project Manager ensures projects are completed safely, on schedule, within budget, and in accordance with the highest standards of quality and client satisfaction.


Responsibilities:

  • Update and maintain ROJ (required on job matrix) to ensure meets site/schedule requirements including subcontractor follow up.
  • Manage overall submittal process including review submittals and aid APM in reviewing submittals and distributing and coordinating with other subs appropriately.
  • Write RFIs or aid APMs in writing RFIs, reviewing responses and distributing appropriately.
  • Work out details with architect.
  • Review Bulletins, and ensure timely communication to JMA and subcontractor teams.
  • Monitor insurance requirements and compliance, ensuring in place before subcontractors start work.
  • Assemble requisitions review with site personnel.
  • Pricing changes
  • Review subcontract change requests collected by cost engineers or APMs.
  • Assemble pricing and validate submitted costs by doing our own internal estimate of the change and calling in the appropriate staff to review specifics as necessary.
  • Instructing the cost engineer on what to input into the IOR.
  • Co-manage IOR with the cost engineer with no less than a weekly meeting to review data inputs into the IOR.
  • Running OAC meeting, write or aid APM in writing minutes.
  • Aid APMs in distributing and obtaining Bulletin pricing.
  • Assemble and submit owner change requests
  • Oversee Consultant Field Report Process – Issuance, Distribution & Compliance.
  • Work with cost engineer to review requisitions with owner.
  • Work with supers/ subcontractors on setting up QA/QC compliance on finishes & punchlist.
  • Oversee implementing LEED requirements of contract.
  • Oversee the closeout process – punchlist, training, O&Ms, attic stock & financial memos.


Qualifications

  • 5-10 years of experience within the construction industry in project management or similar role.
  • A Bachelor's degree. Engineering, Construction Management or Architecture preferred, but not required.
  • Thorough knowledge of construction cost, scheduling, estimating, purchasing, and engineering principles and techniques, as well as accounting principles.
  • Proven written and verbal communication abilities, proficiency with computer applications, including Microsoft Office Suite of programs. Additional proficiencies may include cost management software (Autodesk FormaPreferred), scheduling software and construction management software (Autodesk Forma preferred).
  • Must have advanced presentation skills to run project team level meetings
  • Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work, and project schedule.
  • Demonstrated leadership and interpersonal skills.

At the time of posting this job advertisement, the annual pay salary range for this position in Boston is between $120,000 and $185,000.
